January was a slow month for home sales. Looking at Months of Inventory and Sales-to-New-Listings ratio (two widely used market indicators), we would say there is a buyer's edge in the market. A movement toward that buyers advantage from a more balanced position we have seen the last few months.

But also, January is a bad month for determining true market pressure. There are the fewest sales already from seasonal factors, and the difference of a few listings can show up in a big way. Simply put, January has lots of noise.

Prices didn’t move much, and they haven’t outside their normal seasonal movements for some time now. While there are buyers out there who are frustrated prices haven't been coming down with all this inventory coming on, the reality is that the multiple years of lateral movement on price is a correction through inflation.

February opened with a mixed start across the Vancouver Island Real Estate Board region. While overall sales were slightly lower than a year ago, strength in the condo and townhouse segments helped balance softer single-family activity. Inventory remains elevated, giving buyers solid choice, while pricing continues to show modest year-over-year movement.

In January 2026, 388 properties sold across the VIREB region, down 10% from January 2025. Active listings climbed to 3,157, up 6% year over year. This combination continues to support relatively balanced conditions overall, with some segments leaning more in buyers’ favour....

Peter attended law school in Victoria and articled with a large national firm in Vancouver. After completing his articles and being called to the bar, Peter joined a local law firm and soon after founded the firm of Mullin DeMeo Wirk in 1992 with law partner John Mullin.
