Alert: Important Supra Billing Information

| The Supra ActiveKey is a product that members voluntarily lease directly from Supra, and for ActiveKey holders, invoices for the yearly lease are sent out annually in April. Please note if you are an ActiveKey holder your invoice of $174.13 (not including insurance) will be sent out shortly and will be due by May 21, 2014, covering the lease period from May 21, 2014 - May 21, 2015. When you receive your invoice, there will be two options for you to consider:- Option 1: To renew your ActiveKey lease through May 21, 2015 please contact Supra directly at 877-699-5787
- Option 2: If it is your intent to discontinue the use of the ActiveKey, Supra requires you to return the ActiveKey and wall charger by May 21, 2014 to the Association office and reconcile any outstanding charges directly with Supra (please note Supra will charge the ActiveKey holder a monthly fee for every month outstanding if the ActiveKey is not returned)
Please note that if you are an eKey user (utilizing your smartphone and adapter to open the iBox) service fees are billed monthly and you do not have to renew a yearly lease. ActiveKeys can be upgraded at any time by purchasing the eKey adapter (adapter cost is $26.50 + $14.24 monthly service charge) and signing up for the service at the Association office. eKeys adapters are compatible with iPhones and Androids. ActiveKeys must be returned in order to upgrade. Additionally, Suburban West is offering a month-long sale (April 1, 2014 - April 30, 2014) on Supra iBoxes. For just $44.50 ActiveKey or eKey holders can purchase electronic lockboxes for their listings at 50% off the regular price of $89.04. | Industry News Official Release Date Announced for Revised Standard Agreement of Sale Form

| As you have probably heard by now, the Standard Agreement of Sale (Form ASR) and three commercial forms have undergone some changes. These new forms will be available on Monday, May 5th. | In consideration of business you may have with the Association, please take note of the following office closing. Suburban West will be closed on Friday, April 18th in observance of Good Friday. | SWRA Webinar Series Archive Updated With DocuSign Beginners Training Session

| In early April, SWRA Staff and DocuSign Trainer Paula Tansey instructed a sold-out DocuSign Basics training session at the Association office. This week our SWRA Webinar Series Archive has been updated with a recording of the presentation and the PowerPoint slides. Topics that were reviewed included: how to customize your DocuSign ID, loading, addressing, customizing, tagging and signing of a document, what your client will see and experience and the link between DocuSign and zipForms. | Association Tips Legal Tip: Disclose Carbon Monoxide Detectors

| The Carbon Monoxide Alarm Standard Act was signed into law by the Governor in December 2013. The bill requires that "upon the sale of a residential building, the seller shall disclose information regarding the installation of carbon monoxide detectors on the property disclosure statement required by 68 PA.C.S. Ch. 73 (relating to seller disclosures)." The bill does not require that CO alarms be installed in single family residences but it does require them in certain multi-family buildings. The disclosure of the existence of CO alarms is already included in the PAR Seller's Property Disclosure Statement (SPD). Brokers and agents recommending use of the PAR form will not need to make any changes in that regard. However, there appears to be some confusion over whether the installation of CO alarms is required in single family homes. The bill did not change any existing requirements for the installation of CO alarms. The original bill would have required a point-of-sale inspection for CO detectors and imposed further responsibilities on landlords. REALTORS worked hard with the bill sponsors to remove that portion of the bill as it would have represented an undue hardship to sellers.

| The agreement of sale calls for the seller to deliver good and marketable title to the property and for the buyer to take title to the property subject to any deed restrictions, easements, utility rights, ect. that may exist. The buyer does have the option to include title and deed review in the inspection options. On May 1st (9:00am-10:30am) REALTOR/Lawyer Seminar Series: Title Issues That Delay or Derail Settlement will deal with some of the common and not so common obstacles to settlement that deeds and title present for the buyer and seller. Speaker, Richard Brown, Esq. will talk about what to look for in the title report and identify what issues need immediate attention.
