Recommendations Regarding Variations

Section 16-18I.015 Village Streetscape Regulations Table:  The applicant indicated that due to existing site constraints, they may need to vary the widths of the respective streetscape elements.

Recommendation:  Should the City staff determine that proposed changes to both the West Paces Ferry and Peachtree frontages conflict with specific streetscape requirements included in this table or increase the level of non-conformity, the committee supports the authorization of a variation to allow for the design as proposed provided the applicant makes every effort to maintain the width of the required walk zone.

Section 16-18I.015.5 Street lights:  The applicant has expressed their intention to match the lighting fixture type and complementing the location of the fixtures incorporated in the Buckhead Atlanta site across Peachtree. 

Recommendation:  Should the City staff determine that a variation is necessary to support the execution of this design intention, the committee recommends the City grant the variation.

Section 16-18I.015.3 Paving Materials:  The applicant has expressed the desire to incorporate paving materials that do not match the existing material.

Recommendation:  Should the City staff determine there is a need for a variation to support the execution of the design vision, the committee recommends that it be granted.  The committee commends the applicant on the coordination with Lifecycle Building Center to donate the existing pavers upon their removal.

Recommendations:

  • The committee recommends the applicant establish specific locations for drops offs by Uber, Lyft and buc 2.0 service.
  • The committee notes a major limitation to the site is the lack of direct access to rail transit. The committee recommends the applicant coordinate with Livable Buckhead and Buckhead CID to facilitate the launch of the buc 2.0 on demand transit service which will enhance tenant ability to use rail transit to access the site.
  • The committee recommends the applicant evaluate the health of the existing mature trees and consider coordinating with Livable Buckhead to relocate them to local community parks or PATH400.
  • The applicant expressed a desire to relocate the existing MARTA passenger shelter on Peachtree Road further to the north. The committee supports the relocation further north to eliminate conflicts and visibility concerns, and further recommends the applicant incorporate features into the streetscape to provide a suitable waiting environment for transit riders that is aesthetically integrated into the design of the site and eliminate the need for this shelter altogether.
  • The committee commends the applicant on the extensive incorporation of public art into the project and its placement at key points of access to the site.
  • The committee commends the applicant on the incorporation of a secure bicycle storage room to facilitate increased use of bicycles to access the site.
  • The committee commends the applicant for incorporating designated scooter and bicycle areas.

  The Development Committee does not expect to see this applicant again.
