We’re going to:
- Send my reconnect email to my entire email database
- Boost the message to all my website visitors and CRM database
- Mail it physically to all my past clients we have mailing addresses for
It’s all about generating free cash offer or free home value requests on our new seller video blog. All the seller leads go right into our CRM for immediate follow up.
I’m hiring a full-time person to handle all the inbound seller leads to set listing appointments for my agents. We’re going to follow this 2-step appointment process.
I’m not sure of the listing agent split yet, but it will likely be 15-20% since we’re setting the appointments for them.
I need that margin to pay for the marketing and the appointment setter's wages. Just taking responsibility for the listing appointment is going to make recruiting so much easier this way, and honestly more profitable and scalable, if done right.
Now that my 36-touch plan will be going to my current list (I shot my first video yesterday!), I’m going to send golden letters to all the single-family homeowners in Davis County with a home valued between $400k-$700k who have lived in it for at least 10 years that’s not in a trust or LLC. We pull this from Remine.
There are about 30,000 homeowners that meet this criteria.
We’re going to send them all a letter every 90 days to let them know we have buyer for their home who will pay them 100% fair market value. We went over all the economics of this (customer acquisition cost) on our meeting this past week you can watch.
