Gwinnett Place Mall Site Revitalization
Gwinnett Place CID’s annual strategic planning session on August 4, in conjunction with leadership from Gwinnett County, the Gwinnett Chamber of Commerce and Partnership Gwinnett, proved fruitful. The CID’s board of directors engaged in detailed conversations regarding the Global Villages redevelopment concept and the potential return on investment the redevelopment would provide. This meeting facilitated an open dialogue between all parties and provided substantial direction for the future of the site.

The proposed Global Villages concept incorporated community input and extensive economic analysis. This high-density, mixed-use regional activity center would be rooted in global cultures, diversity and economic opportunity. The Global Villages concept is predominantly residential with modest amounts of new retail and office developments. The focal point will be a new international culture and community center and central park where people who live, work, dine and play in the district can experience and enjoy all the cultures that comprise the district’s diverse community.
The proposed redevelopment includes the following:
  • Seven unique residential villages centered on small parks, plazas and pathways including 150 to 500 units of multi-family housing with a mix of market-rate and affordable/workforce housing
  • International culture + community center where people could engage with a diversity of cultures, participate in the arts, access education, obtain job training and more
  • Vibrant central park – the focus of arts, performances and more
Ring Road greenway trail (1.25-mile loop)
  • Walkable, landscaped, transit-oriented ‘complete street’ roads and pathways designed for walking, biking, automobile transportation and stormwater management.
  • A new Gwinnett Place Transit Center complete with park-and-ride lots, kiss-and-ride lots and multiple local bus lines. Over time, this would accommodate future Bus Rapid Transit to link Gwinnett Place to Jimmy Carter Boulevard and Sugarloaf Parkway.
  • Structured parking with an artistic design (200 spaces per floor, no more than five floors)
  • Restaurant- and culture-focused retail spaces (50,000 – 100,000 SF total)
  • Commercial office space (25,000 SF)
  • Global Villages would be developed in phases as part of a smart and flexible redevelopment plan born from the cooperation and vision of both public and private sectors.

GPCID and the Gwinnett Place Mall revitalization team are excited about the opportunities this will bring to further revitalize the County’s central business district and primary economic engine. Next steps include a detailed implementation strategy slated for completion in September 2022. The Gwinnett Place Mall Site Revitalization team is currently drafting the final strategy document in coordination with key community stakeholders.
