This week in 1986, we began our journey toward creating more affordable housing in Central Florida. We are honored to be one of the 20 "Super Habitats" out of over 1,200 affiliates.

Avoid impulse spending this summer
As the school year comes to an end, summer break can bring added expenses such as camps, vacations, and home improvements. If we are not careful, we can find ourselves impulsively spending and straining our credit cards. You can avoid this by having a plan. Budgeting is a great way to ensure your wants are aligned with your finances.
Some simple steps to follow:
- Create a list of all your monthly expenses.
- Using your bank and/or credit card statements, create a list of your actual spending habits. Every dollar should be accounted for.
- Identify how much you spend in a month and then subtract the amount from your monthly net income.
- If your expenses are more than your income:
- Identify what expenses are a want vs. a need.
- Then eliminate or reduce spending on the wants.
- If you have a surplus after your financial obligations are met, then you can plan additional activities around that amount.
A financial check-up monthly or quarterly allows you to be honest about your spending habits and encourages the power of saying NO to your wants when having to make financial decisions.

Monthly AC tune-up can ward off expensive repairs
This spring has already been a scorcher and, as your first line of defense against the heat and humidity of Florida, your air conditioning unit is likely already getting a workout! Make sure you take the time to show it some attention (and ward off expensive AC repair bills) with some simple, regular maintenance.
- Change your air filter every month, particularly if you live in a house with pets or near a construction area. Dirty air filters can impede airflow to your unit and make the system work harder than it needs to, eventually causing it to break.
- While you’re changing your filter, pour ¼ cup of distilled vinegar into your drain line to keep it clear from buildup that can cause it to overflow.
- Check your outside AC unit to ensure it has unimpeded airflow and is debris-free.
- Be sure to run a clean cloth or vacuum over your AC return vents in each room to keep them free from dust that can lower the air quality in your home.
- Check the battery on your thermostat periodically to ensure it is operating correctly.
