The recent vote on the proposed special assessment has concluded and the majority of the community has voted in favor of the initiative.
The vote results are as follows:

- Total number of lots/units who cast a vote: 383 (69% of all voters)

Number of "Yes" votes: 251 (66% of those who cast a vote)
- Number of "No" votes: 132 (34% of those who cast a vote)
- Number of lots/units who did not cast a vote: 169

In order to pass, we needed a simple majority of “Yes” votes, with at least 60% of all properties participating (to meet a quorum). We have exceeded the quorum threshold with 69% of all properties participating in the vote. 66% of voters authorized the special assessment, representing a majority. As a result, the special assessment is hereby authorized.
The approved special assessment amount is $5,500 per lot or unit. Please note that the collection of this assessment is being carried out through a separate invoice, which has been sent to your email on record with the HOA. The invoice will come to you directly from RVR's QuickBooks account. The invoice will have information regarding payment details inclusive of auto-pay options. You will have the option to make either a partial payment (1/2 of the assessment) or the full payment on or before October 1, 2024. If you are splitting up the payment, the second half of the amount owed is due on or before August 1, 2025. However, we want to emphasize that you are free to make the payment at any time that is convenient for you before the due date.

The RVR Rec Pool is Open!

Thank you for your flexibility and patience. Many of our staff members are completing school commitments while simultaneously undergoing staff trainings through the first week of June. We will have the following slide and lifeguard pool schedule:
|
- Ranch House hours will change to a nightly closure of 9 p.m., beginning on Saturday, May 25.

May 25-May 27: Slide Open + Lifeguards On Duty
- May 28-May 31: No slide + Swim at Your Own Risk
- June 1-2: Slide Open + Lifeguards On Duty
- June 3-7: No Slide + Swim at Your Own Risk

June 8 and onward we should be staffed for the summer for the slide to be operational and lifeguards on duty daily.

As a reminder, if there is lightning or thunder, you will be asked to exit the lap lanes, rec pool, baby pool, and possibly the pool deck. Thank you for your cooperation in helping to keep our community and staff safe.

In cooperation with the Carbondale Town Arborist, Ash tree injections will take place on Monday, June 3. Selected Ash Trees will be injected with Emerald Ash Borer treatment that will substantially decrease their odds of infection from EAB.

Carbondale Community School Triathlon |
For the second year in a row, The Ranch House is teaming up with the Carbondale Community School to host the swimming portion of their end-of-school year triathlon! Come cheer on local 5th-8th graders swimming laps on Tuesday, May 21 from around 9 -11:30 a.m. Parking will be minimally affected.

Green Tip | Turf Replacement |

You may know about the growing trend to replace some or all of your turf lawn grass with native, low-water plants. Ornamental turf lawns are becoming less popular due to the large amounts of water they require. Converting your green lawn to a more natural landscape will conserve water, support biodiversity and pollinator habitat, and enhance drought resistance. For new homes being built in RVR, the owners may propose all low grow native grasses on their properties during their new construction DRC review. Many are opting to do this. For existing homes, there are ways to integrate less thirsty plants into existing landscapes to be more water conscious. Just remember that all proposed landscape changes need to be approved through an Administrative Approval Process or the DRC by submitting this application: Home Improvement Application - Formstack

No Dogs in the Ranch House
|
We love to have furry visitors near the mailroom and on our front porch, but as a kind reminder, only service animals are allowed in the Ranch House. Under the RVRMA Rules and Regulations Dogs or other pets are not permitted in the Ranch House or within the outdoor fenced areas of the Ranch House property unless they are providing assistance to their owners pursuant to the Americans with Disabilities Act. This policy ensures compliance with the Colorado Department of Public Health and Environment Retail Food Establishment Rules and Regulations.

The Ranch House has enrolled in the Recycle Balls program. Look for boxes around the Ranch House like the ones pictured above, to recycle your tennis balls.

Receive a full refund if canceling seven or more days prior. Receive a 50% refund if canceling less than seven days prior but more than 24 hours. Less than 24-hour cancellations will not receive a refund.
