| The first due date for the special assessment of the Ranch House Renovation is quickly approaching. The total amount is $5,500.
As a reminder the due dates are:

- October 1, 2024 - 50% ($2,750) is due. Full payment may also be made.
- August 1, 2025 – final payment is due.
|
|
|
Homeowners may mail or drop off a check to the Ranch House. Checks can be made payable to “RVRMA.” *We do not accept credit cards. Autopay
is no longer available.
Interest and late fees may be assessed if payment is not received by Tuesday, Oct. 1.

| The recreation pool will officially close on Monday, Sept. 30.
The baby pool is now closed for the season.
Thank you for a wonderful summer! As a reminder, our hot tubs and lap lanes remain open year-round.

Deer Fencing Installation |
Homeowners may install deer
fencing starting October first.
|
It's that time of year again! Many homeowners will want to begin installing deer fencing to protect valuable landscaping from the local deer population. Homeowners may install deer fencing beginning Tuesday, Oct 1 instead of the typical October 15 date noted in the Fourth Amendment.

| Now that fall has swooped in, we are making arrangements for leaf disposal and irrigation blow outs in the community.
The annual leaf dumpster service at the Ranch House will be in place approximately October 7.
|
|
|
Irrigation blowouts are scheduled to commence the first week of October for common areas and the second week of October for private residences. The team will continue to work on residences through the last week of October. Upon completion, we will place a sticker in your controller showing 2024 once it's winterized.

| We continue to receive notifications from homeowners of bear sightings in the neighborhood.
Remember, bears can be attracted to the neighborhood by trash being left out overnight, bird feeders, pet food, barbeque grills, fruit and compost.

As is typical this time of year, organic fertilizer application will take place on Friday, Oct. 4 in Old Town, Settlement and common areas in the community.
*Homeowners who have opted out will not be included in the work.

Trash Day Do's and Don'ts |
|
|
Please review some friendly tips for an organized trash & recycling collection day.
|

The placement of your trash can matters. The correct placement of your can will ensure efficient collection of your trash, recyclables and yard waste. Most collection trucks have an automated electronic arm that grabs and empties the bin. Please make sure you leave space for the automated arm to do it's job!
- Trash cans must remain inside until 6 a.m. on collection day. Cans must be put back by 8 p.m. the same day.

Be sure to keep plastic bags, pizza boxes, plastic cutlery and shredded paper (just to name a few items) out of recycling bins. Avoid using plastic bags to consolidate your recyclables. Even if other recyclables are put inside a plastic bag, Mountain Waste still cannot take them. Plastic bags among otherwise recyclable materials can cause the trash company to have to dump the entire batch of recyclables into the landfill instead of taking the load to the processing facility. - Avoid fees by preventing overflow in trash and recycling containers. If the lid on either the trash or recycling container is not entirely closed, or if you have material outside the container, a minimum $25 fee will be assessed to your monthly billing. Additionally, overflowing trash can cause a messy situation in the community if winds pick up.

The social club ambassador is the club organizer. Their contact information is on the website and in newsletters, they coordinate the hikes, and reach out to the group. They also connect with RVR management to include upcoming group hike information in the newsletter.
