Tri-County Suburban REALTORS® is now accepting applications for the 2025 Leadership Development Program (LDP), an initiative designed to cultivate the next generation of real estate leaders. This immersive experience provides REALTOR® members with the tools, training, and confidence to take on influential roles within the industry and their communities.
Throughout June and July, participants will engage in specialized in-person workshops at the Association office in Malvern, led by industry experts. The curriculum covers essential leadership skills, including strategies for overcoming workplace challenges, the role of emotional intelligence in effective leadership, the impact of diversity and inclusion, mastering negotiation techniques in today’s evolving market, and developing dynamic public speaking skills.
Upon completing all five sessions, participants will present to Association leadership and past LDP graduates, showcasing their growth and insights. Graduates will be honored at the Annual Membership Meeting in October, where they will receive an award and a certificate to the Association of REALTORS® School, further supporting their professional development & education.

NAR’s New Multiple Listing Options for Sellers: What You Need to Know |
The National Association of REALTORS® (NAR) has introduced the Multiple Listing Options for Sellers policy, a move aimed at increasing transparency while ensuring compliance with the existing Clear Cooperation Policy.
This new policy introduces a category of exempt listings called “delayed marketing exempt listings.” The exemption allows sellers to instruct their listing agent to delay marketing their property through Internet Data Exchange (“IDX”) and syndication for a specified period of time. During the delayed marketing period, home sellers and their listing agent can market the listing in a manner consistent with the sellers’ needs and interests. Listings within this new category will still be visible to other MLS participants via the MLS platform.

TCSR has consolidated the information to be what we consider, the most relevant, and comes directly from the two key stakeholders involved - NAR and Bright MLS.

Tri-County Suburban REALTORS® Diversity, Equity and Inclusion Committee is hosting a free webinar for all members in partnership with the Housing Equality Center of Pennsylvania, in honor of Fair Housing Month.
On April 8th at 2:00 PM, Rachel Wentworth, Executive Director of the Housing Equality Center, will guide members through the critical issues surrounding fair housing. With years of expertise in fair housing advocacy, Rachel will provide insights on the history of the Fair Housing Act, review its impact on today’s real estate practices, and offer essential guidance on how REALTORS® can address issues like appraisal discrimination.
In this session, you’ll also learn about the essential role the Housing Equality Center plays in supporting equal access to housing for all individuals, and how you, as a REALTOR®, can effectively advocate for fair housing. Get the tools and knowledge you need to support your clients and help pursue redress in cases of housing violations.

Breaking Language Barriers: Connecting REALTORS® To Multilingual Resources |
Earlier this year, Tri-County Suburban REALTORS® announced that we are compiling a Multilingual Member List—a resource to help REALTORS® connect with fellow members who are fluent in other languages. This has led us to launch a resource page on our website called Translation Services.
There, members will find a list of local partners across Tri-County's footprint that offer translation and interpretation services, and a roster of members who are fluent in other languages, titled the Multilingual REALTOR® Network.
This roster is comprised of members who have voluntarily indicated their fluency in the languages listed. While their office locations are noted, they serve across Chester, Delaware, and Montgomery Counties.
If you’re fluent in another language, we invite you to be part of this initiative.
Your expertise can:
✔ Help a colleague when they need a referral for a client who speaks your language,
✔ Improve the homebuying and selling experience for clients who face language barriers,
✔ Strengthen our REALTOR® community by promoting accessibility and inclusion

| Affiliate Member Segment: Spring Home Maintenance Tips |
Early spring is a good time to perform exterior maintenance before the warmer weather arrives and we find ourselves busy with other activities. Following these tasks can help ensure your home is in top condition.
Exterior Spring Home Maintenance Tasks:
1. Inspect roofing and flashings for any damage or repairs needed.
2. Clean and check gutters and downspouts.
3. Caulk, paint, and reseal exterior woodwork where required.
4. Seal any openings where critters may enter.
5. Inspect driveways and grading for any repairs needed.
6. Inspect decks and patios for damage, rot, or any loose framing
7. Correct any low areas where water may puddle to prevent mosquitoes.
8. Clean up any debris on the property from winter.
9. Wash the siding to remove dirt and fungus.
10. Check exterior faucets, hoses, sprinklers, etc.
11. Inspect screen doors and window screens.
12. Have your air-conditioning system serviced.

SRA: Developer Closes On $34M Exton Square Mall Acquisition in West Whiteland
|

|
Abrams Realty & Development closed on its acquisition of Exton Square Mall on March 18, paving the way for a major redevelopment of the struggling retail center. Abrams Realty paid $34.25 million to purchase the 75-acre property in West Whiteland Township from PREIT. Abrams plans to preserve the Boscov’s department store and part of Round 1 arcade but demolish most of the rest of the 52-year-old mall, replacing it with:
376 apartments,
243 townhomes,
146,673 square feet of commercial space including shops and restaurants,
95,232 square feet of fitness and entertainment,
48,095 square feet of office space,
47,392 square feet for a new Main Line Health facility, and
6,440 square feet for a daycare.
The project is called Town Centre at Exton. Abrams said his vision is “to transform this property into a vibrant town center that will serve as a dynamic hub for the community and region.”
