New Standard Forms Slated to go Live via zipForm Plus This March
The PAR Standard Forms Committee recently approved twelve standard forms. The forms, some new some revised, are slated to go live via zipForm® Plus and other electronic vendors in March.  A red and blue marked up preview of all the new forms is available on PAR’s Standard Forms page. “Red” for new language, “Blue” for language moved within the form.
Perhaps the most significant new form is the Buyer’s Reply to Inspections or Written Corrective Proposal (Form BRI). This form will replace the Reply to Inspections/Reports Addendum to the Agreement of Sale (Form RR). The two forms look similar but operate differently. The new form (BRI) is to be used as a negotiation sheet not an addendum. Any negotiated changes will be put into a Change in Terms Addendum (Form CTA) executed by both parties and attached to the Agreement.
Another new form will be an addendum that can be used to negotiate repairs required by a lender or municipality. Repairs/Corrections Required by a Third Party (Form RRT).

SWRA's Commercial Chapter Launches, Kickoff Event Scheduled for March 8th in King of Prussia
As voted upon by the membership in October 2015, the Suburban West REALTORS Association new Commercial Chapter is now active. The Chapter’s purpose is to identify and develop relevant programs and tools for the REALTOR whose business is substantially commercial. Already, the Association of REALTORS School has developed commercial-specific topics for continuing education and much more is on the horizon.
Are you a Suburban West REALTOR who has a majority of your business in commercial real estate?  If so, membership in the Commercial Chapter could be for you. Local Market Statistics Reports Published for January
Suburban West, in partnership with TREND, offers monthly dash-board style reports for Berks, Chester, Delaware and Montgomery counties and Philadelphia covering 40 local school districts. These reports are vital to keep yourself knowledgeable about market trends and to demonstrate to buyer and seller clients the most up-to-date and accurate local housing information available. Association Office Closed on Monday, February 15th
The Suburban West REALTORS Association office will be closed on Monday, February 15th in observance of President's Day. The office will reopen on Tuesday, February 16th at 8:00am. Pricing Strategy Advisor: Mastering the CMA
The Pricing Strategy Advisor: Mastering the CMA course (March 7th; 9:00am-5:00pm) will cover the nuts and bolts of a comparative market analysis (CMA), including its purpose, key principles of valuation that impact these analyses and important valuation terminology. Participants will understand the purpose of appraisals, how they differ from CMAs and the scope of the appraiser’s role.
At the conclusion of this course, students will be able to:
  • Select appropriate comparables and make accurate adjustments to them, for use in developing home price opinions
  • Guide sellers and buyers through the details of CMAs and the underlying pricing principles that inform them
  • Interact effectively with appraisers

REALTOR/Appraiser Forum: The Appraisal of Historic Properties
The Delaware Valley features an abundance of historic properties and vintage-age homes. When these properties hit the market, it does provide a number of unique aspects for the REALTOR to consider, including the marketing, realized sale price and appraised value of the property.  Join appraiser Shane Kenworthy for March 2nd's (10:00am-11:00am) REALTOR/Appraiser Forum: The Appraisal of Historic Properties as he helps REALTORS understand:
  • the “definition” of a historic property
  • what it takes to be labeled at a specific level
  • property condition ratings

Concord Unveils Draft of New Home Rule Charter
Concord Township’s Government Study Commission has begun receiving public comment on the draft of the proposed home rule charter. The draft version is posted on the township website, www.townshipofconcord.com.
Under the home rule charter, the five-member board of supervisors would be replaced with a seven member township council. Similar to the supervisors, the members would be elected at-large, but terms would be reduced from six to four year terms. Membership would require two-year township residency rather than the current one year. Read more.
