In Case You Missed It - Mid-Year Housing Market Update from Dr. Lisa Sturtevant, Chief Economist with Bright MLS |
During a recent Pennsylvania REALTORS® webinar, Bright MLS Chief Economist Dr. Lisa Sturtevant shared an update on housing market trends and expectations for the remainder of 2026.
Home prices continue to rise, though at a slower pace, while inventory remains tight across much of Pennsylvania. The Philadelphia metro area is beginning to see more homes come on the market, giving buyers slightly more options and negotiating power.
Sturtevant expects mortgage rates to remain around 6.5% and does not anticipate significant price declines in 2026 or 2027. While affordability challenges continue to impact many buyers, strong pent-up demand is expected to support steady market activity through the rest of the year.
She encouraged REALTORS® to rely on local market data, help sellers price appropriately, and guide buyers through ongoing economic uncertainty by serving as trusted local experts.

How to Talk About Housing Without Losing the Room |
One of the most interesting discussions at the Housing Opportunities Committee meeting, held in mid-June in Washington, D.C. during the NAR Legislative Meetings, wasn’t about zoning reform or housing policy. It was about language.
How we talk about housing may be just as important as the policies themselves.
The committee spent much of its meeting exploring ways real estate professionals and housing advocates can communicate more effectively about the nation’s housing shortage and build support for solutions in their communities.
Joh Gehlbach of YIMBY Action shared research on messaging that resonated with attendees because it focused less on policy jargon and more on people—which should be the goal with any form of communications. Instead of leading with terms like “upzoning” or "multifamily housing,” they encouraged real estate professionals and housing advocates to focus on the real people affected by the housing shortage—teachers, nurses, first responders, young families and older adults looking to age in place.
Their message was simple: Meet people where they are. Housing costs are high, and that’s something nearly everyone can agree on.

The NAR Housing Opportunities Committee typically meets twice a year during the National Association of REALTORS®' two major national conferences: the REALTORS® Legislative Meetings in Washington, D.C., and NAR NXT (The REALTOR® Experience).

SRA: Montgomery County Human Relations Commission Opens Complaint Process
| |
Montgomery County has officially opened a local complaint process through its new Human Relations Commission, giving residents, workers and visitors a direct local avenue to report discrimination in housing, employment and public accommodations under the Pennsylvania Human Relations Act. The commission was established in September 2025 and staffed with eight volunteer members who developed the complaint procedures. Individuals have 120 days from an alleged incident to file a complaint with the county solicitor's office via a form on the commission website. The commission then has 60 days to determine jurisdiction and, if applicable, invite both parties to confidential, optional mediation. If the commission finds unlawful discrimination occurred, it may order corrective action, compensation or other remedies, with all final orders subject to appeal in Montgomery County Court of Common Pleas.
