Suburban West Launches New "Realty Tech Talk Series"

| Leveraging Tech to Build and Grow Your Relationships The Association is excited to announce the launch of the "Realty Tech Talk Series" researched and written by Vice President of Digital Innovation for BHHS, Rajeev Sajja. These monthly articles are intended to help you become more tech savvy with the sole purpose of growing your real estate business through increased productivity! So let's get started... It's often said that real estate is a relationship business; this is true. Coupled with the fact that a typical home owner goes years between a real estate transaction, it is important to build stronger relationships with your past and prospective clients. We will look at two free tech tools that will help you to do just that. The first tool, an app called Refresh, is for your smart phones (currently only available for iphone/ipad devices, hopefully soon on Androids). It is a great way to gain insights into the people you are meeting. Refresh summarizes what you need to know to make better connections with your clients. It searches the web and social networks to deliver information about your contacts: mutual interests, shared passions and important moments. Refresh lays the foundation for better relationships and prepares you to connect in every meeting on your calendar. It's all the research you need to prepare but don't have time to do. So, watch this short video on its benefits and refresh yourself here. The second tool is Connect6, a chrome browser plugin that allows you to find and discover information on people sending you email or those on a variety of social sites. I recently experienced the benefits of using Connect6. I received an email from a contact for the first time which said we had a mutual friend. When I later replied referencing that friend, the contact was surprised. I didn't spend any more time doing that, thanks to Connect6. Learn more about how this can benefit your business here. In 2015, it is a sound strategy to invest a majority of your time towards building deeper relationships with your clients. I hope the above tools will help you do that. | 2015 Kicks Off With Denim and Diamonds Celebration!
By all accounts, last Thursday's Installation Denim and Diamonds event was a special evening featuring good food, drinks, a lot of laughs with Joe Conklin and most importantly the collegial spirit of the REALTOR. The event at the The Desmond Hotel in Malvern culminated with the installation of the 2015 Board of Directors and its new Chairman, Dave Ashe. In addition to installing Dave, the following member volunteers were sworn in: Leann Murphy (Chairman Elect), Barbara Margolis (Secretary/Treasurer), David Bershad, Christina Cardone, Jen D'Amico, Steve D'Antonio, Stefanie Hahn, Susan Manners, Mike McGee, Dennis Morgan and Joe Sheehan.

| Alert: zipForm Plus Renewal

| The Association is excited to continue to offer zipForm Plus as a value-added benefit of membership. This is a reminder that you should receive a renewal notice on the anniversary of the beginning of your account that some juncture during the year. Please note that this process is customary for zipForm annually and also complies with the Pennsylvania Association of REALTORS' yearly requirement to validate REALTOR members' use of electronic forms. Most importantly, there are no fees involved with the zipForm Plus renewal covering the PA library of standard forms. Upon request, all individual members must do to renew is to complete the information that is requested, including providing their NRDS number. If you are renewing a brokerage account, you will need to call the zipForm Sales department to renew your accounts. That number is 800-383-9805. Professionalism Tip: A Subsequent Buyer's Right to Inspection Reports

| Consider this... Seller and prospective Buyer #1 execute an Agreement of Sale with inspection contingencies. In a timely fashion, as a result of inspections, Buyer #1 terminates the agreement. The Seller requests a copy of the reports, reviews them, and updates the seller disclosure with any items in the report that are material defects. A second buyer, aware that the property was previously under contract, demands a copy of the inspection reports that had been prepared for Buyer #1. Is the Seller obligated to share the inspection reports from Buyer #1 to Buyer #2 (or any subsequent buyer)? The answer is no. A seller is obligated to update the seller disclosure with any new information concerning material defects but is not required to give a copy of the inspection report. Some sellers do share the full report and we know of no reason why they cannot but it is the seller's choice to do so, not a legal requirement.

Pottstown Council Backs Off Annual Inspection Plan for Rentals

| Pottstown Borough Council recently backed off a plan to inspect every borough rental property once a year. Council President Stephen Toroney and Vice President Gery publicly backed away from the inspection plan after the revelation that roughly half of the rental properties in the borough are unlicensed. Licensing and Inspections Director, Keith Place, outlined his plans for annual inspections of the 5,400-5,600 rentals in town, but estimated that 2,500 of them are not licensed. "Residents are crying about crime, and where these unlicensed rentals are is where a lot of the crime is," said Toroney. Read more here.
