Donations Requested for New Coats to Benefit the Boys and Girls Club of Philadelphia

The Suburban West Realtors® and the Boys & Girls Club of Philadelphia are joining forces to keep kids in our communities warm this winter. The Boys & Girls Club of Philadelphia is a place of opportunity for thousands of children and teens in our region. It is a place where children can be themselves, but more importantly, where youth of all ages and backgrounds can develop the social and emotional skills to become responsible, productive and caring citizens.

As a part of Realtors® Reach Out Month, Suburban West will be collecting new coats, gloves and hats for children ages 6-16 through November 15th. Drop off locations will be Suburban West and its School in Malvern.

If you would like to participate, we are kindly requesting:

* New Winter Coats (preferably with tags)
* New Winter Gloves (preferably with tags)
* New Winter Hats (preferably with tags)

Thank you for helping us keep children in need warm this winter!

Reminder: REALTOR Membership Dues Are Now Live and in Cycle 1

Are you still unpaid for the 2020 REALTOR membership year? If yes, please note that the deadline to submit your dues during Cycle 1 is Friday, November 15th. By paying in Cycle 1, you will realize savings over the membership fees charged during Cycle 2 (November 16th-December 31st) or Cycle 3 (January 1st-January 31st).
Members still needing to submit dues have the option to submit the payment in full or via an installment plan and can click here to pay online through our secure system. Questions? Please contact SWRA Bookkeeper, Cathy DiMarco.

Last Chance to Purchase Annual Membership Meeting Tickets!

The Association's premier networking event of the Fall, the 2019 Annual Membership Meeting, will take place next Wednesday, October 23rd (11:15am-12:00pm Expo/Registration; 12:00pm-2:00pm Luncheon/Event) at the Springfield Country Club. In addition to a plated lunch, the Association is excited to welcome former Philadelphia Eagle and Superbowl Champion, Brent Celek, as keynote speaker. Brent’s inspirational message will focus on the importance of leadership, teamwork and discipline. 2020 Professional Standards Committee Appointments Available

Realtor® members interested in an appointment to the 2020 Professional Standards Committee, should review the job description and qualifications that follow.
Job Description - Grievance Panels: Grievance Panels are called as needed to review ethics complaints and requests for arbitration received by the Suburban West Realtors® Association. The Grievance Panel serves as a screening committee to determining if the ethics complaint or arbitration request should be forwarded to a hearing panel.
Meetings are held at the Association office and can last anywhere from 20 to 90 minutes. The time frame is dependent on the number and complexity of cases to be reviewed.
Job Description - Hearing Panels: Hearing panels meet as needed to hear testimony and evidence from the parties to determine if the Code of Ethics OR to determine procuring cause.
Suburban West is part of a regional co-operative with the Bucks County, Montgomery County and Greater Philadelphia, and Lehigh Valley Associations of Realtors®. Hearing panelists may be called on by and must be willing to travel to any one of the five locations. The hearing process can last anywhere from 1.5 hours to a full day.

New Dates Posted for Required Training: Ethics Over Instincts

Our sense of right or wrong and our tendency to do one thing over another thing is instinctive. Decision making is often navigated on auto-pilot. In most cases a Realtor®’s auto-pilot or instincts are aligned with the Code of Ethics. Ethics Over Instincts: Sharpening the Real Estate GPS (Suburban West's 2019-2020 Required Membership Training Course) will address common scenarios where instincts and ethics clash giving attendees an opportunity to adjust their practice as needed. Philadelphia Realty Transfer Tax Update

Effective immediately, the Philadelphia Realty Transfer Tax will be calculated based on the sale price when a deed is recorded — not based on the assessed value as determined by Office of Property Assessment (OPA), which was previously the case. The Philadelphia Department of Revenue still reserves the right to audit any transaction that it believes to be fraudulent. The City of Philadelphia Law Department will send out notices of the change to title companies. Any questions should be directed to title companies and underwriters.
