| Thank you to everyone who participated in this summer's Board of Directors Election! Friday, July 5 was the last day for homeowners to vote in the Election.
There were three candidates running for two available director positions. This was a very close election, which required a careful auditing process.173 properties cast a vote (some only voted for one candidate). The totals are as follows:
Michael Banbury - 119
RJ Spurrier - 98
Sam Hartnett – 96
Michael and RJ have been elected to three-year terms and will be seated at the July board meeting. Also at July’s meeting, the Board will appoint officers for the coming year. We want to thank Sam Hartnett for his participation in the election process. We look forward to his involvement in future community governance

SoL Theatre Company | Spring Awakening |

SoL Theatre Company presents it’s first professional company of actors in the groundbreaking Broadway musical "Spring Awakening".
This summer, SoL has initiated its inaugural summer stock program to ensure the company continues on its promise to train highly skilled and professional actors at every stage of life. The cast includes local professionals, longtime SoL students now turned pre-professionals, and New York musical theatre students from CAP21 Conservatory.
"Spring Awakening" is a rousing rock musical based on the 1891 German play by Frank Wedekind. It’s a cautionary tale of what happens when adults do not give children the respect and information they need. Known for its intoxicating rock score and critically acclaimed book that touches on teen suicide, sexuality, and the dangers of censorship, "Spring Awakening" has been performed all over the world, but for the first time on the western slope this summer on the SoL Theatre Company main stage.

The RVR Hiking Group will meet next on Tuesday, July 16 at 7:30 a.m. at the Ranch House for a 5 to 7 mile hike on the Avalanche Creek trail.

Did you know there are 193 million acres of National Forest system lands in the United States? This week, July 8-14, is National Forest Week, and there are so many ways to branch out and show your forest love by celebrating these special lands. We are lucky to have two national forests right in our backyard: the White River National Forest, and the Grand Mesa, Uncompahgre, and Gunnison National Forest. These areas are places for rest, rejuvenation, and adventure that fill us with awe for the natural world. So get out there and enjoy these national treasures. Whether it is a thrilling whitewater adventure or a quiet evening by the campfire, there are countless ways to experience the wonder of these incredible public lands.

Vote Passes

The vote on the proposed special assessment has concluded and the majority of the community has voted in favor of the initiative.
The vote results are as follows:
|
- Total number of lots/units who cast a vote: 383 (69% of all voters)
- Number of "Yes" votes: 251 (66% of those who cast a vote)
- Number of "No" votes: 132 (34% of those who cast a vote)
- Number of lots/units who did not cast a vote: 169

In order to pass, we needed a simple majority of “Yes” votes, with at least 60% of all properties participating (to meet a quorum). We have exceeded the quorum threshold with 69% of all properties participating in the vote. 66% of voters authorized the special assessment, representing a majority. As a result, the special assessment is hereby authorized.
The approved special assessment amount is $5,500 per lot or unit. Please note that the collection of this assessment is being carried out through a separate invoice, which has been sent to your email on record with the HOA. The invoice will come to you directly from RVR's QuickBooks account. The invoice has information regarding payment details inclusive of auto-pay options. You have the option to make either a partial payment (1/2 of the assessment) or a full payment on or before October 1, 2024. If you are splitting up the payment, the second half of the amount owed is due on or before August 1, 2025. However, we want to emphasize that you are free to make the payment at any time that is convenient for you before the due date.

Refund Policy:
Receive a full refund if canceling seven or more days prior. Receive a 50% refund if canceling less than seven days prior but more than 24 hours. Less than 24-hour cancellations will not receive a refund.
