Dear Friends,
I'm pleased to offer this window into what we've been up to over the past 6 months at the Mattone Institute. During this period, we achieved two key milestones that will poise our programs for future success in the months and years to come: approval of our long-awaited LL.M. in Real Estate program and the recognition of the NY Real Property Law Journal as a co-curricular activity eligible for academic credit (as well as the introduction of four new real estate law courses to support these programs). At the same time, we hosted (or co-hosted) over 14 special events, including CLEs, site visits and networking events. We welcomed a new Advisory Board member and an Adjunct Professor to teach advanced real estate law courses. We selected six new Real Estate Fellows as the result of our review of the most competitive applicant pool in the Program’s history. And in May, we had the pleasure of seeing six of our Real Estate Fellows graduate the Law School, many of whom are going on to start their careers practicing real estate law, and who go on to join our community of graduate Real Estate Fellows that now stands 32 members strong. None of these accomplishments would have been possible absent the support of the Mattone family, our Advisory Board and many other supportive alumni; for this, I thank you all.

On December 12, 2022, the Mattone Institute CLE Series continued with "What Attorneys Need to Know About Cooperative Apartment Due Diligence", taught by Chris Kidonakis '09.
On October 13, 2022, the Real Property Law Society hosted a movie night for its membership featuring The Big Short.
Also on October 13, the Mattone Institute Advisory Board held a semi-annual meeting at Ladder Capital Finance LLC.
On October 24, 2022, the Real Property Law Society held a panel discussion: "Attorneys Fighting Housing Dispossession and Discrimination: Career Paths in Housing Counseling and Tenant Advocacy" with Hon. John Lansden '91, Prof. Amee Master, and Kathryn O'Brien '22, moderated by Real Estate Fellows Billy Michaca '23 and Leeal Kahen '23.
On November 5, 2022, Rob Sein '03 and Real Estate Fellow Ubaid Bandukra '23 co-taught an in-person course on Commercial Leasing for small business owners and entrepreneurs sponsored by the Chinatown Manpower Project and NYC EDC.
On November 7, 2022, as part of the Mattone Institute Speaker Series and Mattone Institute CLE Series, we held "Title Review and Title Insurance 101" with Christina Colbert '92, Anthony Vozza '88, Antonio G. Vozza '17 and Giacomo Billisi '22, all of First American.
On November 15, 2022, we held the Tenth Semi-annual Recent Alumni in Real Estate Law Roundtable featuring Alain Alisca '19, Nataniel Arabov '19, Taryn Crawford '15, Rose Egan '19, Michael Fabrizio '20 and Corey Trail '17.
On November 18, 2022, we co-hosted with the Commercial Real Estate Finance Council "Discovering the Many and Diverse Paths within CRE Finance: A Career Conversation with Alfred Williams of Morrison & Foerster", moderated by Ross Gusler of Greystone.
On January 19, we co-sponsored the NYSBA Real Property Law Section Annual Meeting.
On February 3, with the Alumnae Leadership Council and First 10 Chapter, we co-hosted a virtual panel discussion, "Getting a Foot in....Real Estate" for students and recent alumni. Meryl Diamond '99 moderated the panel which featured Maria Castiglie '15, Kayla Laskin '19, Tianja Samuel '13, and Liren Shuo '20.
On February 10, our Real Estate Fellows joined Ubaid Bandukra '24 and David Curry '03 and Anthony S. Guardino of Farrel Fritz LLP for a site tour of Inlet at Atlantic, a lovely 23-unit multifamily development in Oceanside, NY approaching substantial completion.
On February 23, over two dozen current and alumni Real Estate Fellows joined Rob Sein '03 for an evening of food, drink and fellowship at NY Athletic Club.
On March 1, as part of the Mattone Institute CLE Series, Tom Maira '96 taught "RE Joint Venture Agreements: Crucial Provisions and Issues".
On March 23, we held the Eleventh Semi-annual Recent Alumni in Real Estate Law Roundtable, featuring alumni panelists Edward Belotte '21, Giacomo Billisi '22, Kayla Dimatos '20 and Lauren Tobin '20. Real Estate Fellow Maria Budis '24 moderated the panel.
On March 24, we sponsored the California Lawyers Association 2023 Real Property Retreat at which J.J. Sherman '00 presented.
On May 16, we held our Annual Spring Reception and Awards Ceremony honoring Fredric L. Altschuler '72 and Maria Castiglie '15. This event was preceded by our semi-annual Advisory Board meeting.
In June, the Mattone Institute sponsored the NYSBA Real Property Law Section Summer Meting in Saratoga Springs, NY.
On June 7, as part of the Mattone Institute CLE Series, Tom Maira '96 taught Reviewing, Drafting and Negotiating Multifamily Purchase and Sale Agreements.
On June 14, the Mattone Institute CLE Series continued with the Ins and Outs of Construction Access Agreements, taught by Juan Restrepo '07 and Chris Tarnok '08.

| AWARDS & RECOGNITION & OTHER HAPPENINGS

Real Estate LL.M. Program In May, our LL.M. in Real Estate program was approved by the New York State Department of Education, representing the culmination of a yearslong effort. This LL.M. program is for attorneys looking to gain the skills and knowledge necessary to represent clients on sophisticated real estate deals in a variety of practice settings. Students will learn real estate law doctrine and practice in an array of advanced real estate law courses, gain insights into cutting-edge issues through our special events, form networking connections and friendships with fellow St. John's Law students and alumni and have the opportunity to gain hands-on experience through externships and internships -- all in New York City, the global epicenter of real estate development, finance and investment. The program requires 24 credits, full and part-time options are available, and students may enroll in the fall or the spring. For more information see our website.
NY Real Property Law Journal. The NYRPLJ has now officially been recognized by the faculty as a co-curricular activity. As a result, starting this fall, 3L Editorial Board members will be eligible to receive academic credit for their journal-related activities, and 2L NYRPLJ members will take a new 3-credit course, Research & Writing on RE Law Topics, where they will have the opportunity to author legislative updates, case comments and blog posts, some of which content will be considered for publication in the NYRPLJ. In January, student editors of the NY Real Property Law Journal were honored at the Annual Meeting of the NYSBA Real Property Law Section for their contributions to NYSBA and the discussion of real estate law topics by the NY bar.
In January, Gennaro Priolo '24 was awarded a SAME New York City Post Scholarship Fund Scholarship. The scholarship recognizes students with experience, background or a demonstrated interest in engineering or construction/design law.
In April, Real Estate Fellow Sara Leston '23 was awarded a WX Inc. 2023 Merit Scholarship. WX Scholars benefit from education and informative programming and networking events, all of which help them develop productive relationships as they enter the workforce.
Also in April, Sophie Muller '22 was selected as one of three finalists in Trepp Inc.'s inaugural Innovation Challenge. Sophie's proposal included innovative ways to solve the problems of "heirs’ property" and "tangled titles" which have plagued underserved and underrepresented communities in New York and put them at increased risk of deed theft.
In May, Maria Budis '24 was selected as the winner of the 2023 Mattone Institute Writing Competition for her paper, "Community Opportunity to Purchase Act and Tenant Opportunity to Purchase Act Will Put CLTS in the Game..." The Competition, now in its third year, is intended to encourage and reward writing on the subject of real property law by our students and to foster additional scholarship and interest in this area. The winning paper receives a $500 cash award as well as other benefits.
In May, Tyler Mittleman '23 was profiled on the NYSBA website, highlighting his involvement with their activities, including his leadership of the NY Real Property Law Journal as its Editor in Chief.
Each year, the Mattone Institute sponsors a Public Interest Fellow who over the summer is representing traditionally underrepresented clients, groups, or interests relevant to real estate law, including housing, land use, development, environmental, landlord-tenant and/or community redevelopment. In May, Jesper Chitsaz '25 was selected as the 2023 Mattone Institute Summer Public Interest Fellow. Jesper will spend his summer working at the NYS Division of Homes and Community Renewal Tenant Protection Unit.
In June, Billy Michaca '23 and Sang (Michael) Lee '23 were selected for the Spring 2023 class of Trepp Inc. Future Commercial Real Estate Leaders. They were the only law graduates amongst the class of 20 honorees.
In July, Paul Spagnoli '24 was awarded a 2023 American Immobiliare Scholarship, recognizing his academic achievement, community service and leadership consistent with the values of Italian-American influencers and innovators in the field of commercial real estate.

Over the past six months, we have added the following new courses to our real estate law curriculum in connection with our new LL.M. program and the NYRPLJ's recognition as a co-curricular activity:
Affordable Housing Law and Practice (PROPERTY - 2070) 2 credits This course will explore the dynamics of the United States housing market from the perspective of homeowners and renters, developer, investors, local and federal officials, and members of the so-called "NIMBY" and "YIMBY" movements. We will consider the various federal and New York State programs that have been used to facilitate affordable housing over the past century, including the Low Income Housing Tax Credit (LIHTC), municipal bonds, and other programs that allow the development and revitalization of contextual housing (e.g., affordable housing, supportive housing, transitional housing, senior housing and faith based/mission driven development), and the roles of the various stakeholders, including the federal and state regulators administering these regimes. We will consider affordable housing as a public policy imperative, and the need for federal and state tax policies and sources of funding designed to facilitate such development. The interrelationship between affordable housing development, economic policy, zoning and land use policy and environmental policy will also be considered. This course will also lightly touch on alternative avenues to affordability apart from new housing construction, including public housing, voucher programs, middle-income programs, and rent stabilization. Emerging topics such as the repurposing of disfavored asset classes to housing uses, transit-oriented development, "green" affordable housing, non-profit-private partnerships and public-private partnerships will be addressed. Grades will be based on a final examination and other grading components. Pre- or co-requisite: REAL ESTATE TRANSACTIONS or REAL ESTATE DEVELOPMENT.
Emerging Issues in Real Estate Law Seminar (INTENSIVE) (REAL ESTATE LAW - 2000) 1 credit In this seminar, students will explore cutting-edge issues in real estate law and deepen their understanding of concepts related to the financing, development, ownership, and operation of real estate not covered in depth in any other course. Topics covered will change from year to year to reflect the most recent development and trends in real estate, and the instructor's particular areas of expertise. Grades will be based on a final examination (75%) and class participation (25%). Pre-requisites for JD students: REAL ESTATE TRANSACTIONS and four additional credits of advanced PROP coursework. Enrollment requires permission of the Program Director.
Externship Seminar – LL.M. (REAL ESTATE LAW - 2010) 2 credits This 2-credit seminar is required when an LL.M. student is taking and Externship Placement during the fall or spring semesters. The students will be required to submit weekly time sheets and reflect on their work at the placement. The first thirty minutes or so of each class will be devoted to the students' reflections. Students will be required to write a 2000 word paper of the type that would appear in a practice-oriented bar-type journal on a topic encountered during the placement and present the paper to the class. Students will be required to attend three hours of continuing legal education on a topic relevant to the student's chosen area of practice and make an oral presentation to the class on what was learned. Grades will be based on 30%: 2000-word practice-oriented paper; 20%: Oral in-class presentation of practice-oriented paper; 20%: oral presentation of CLE learning; 20%: weekly reflection papers and any oral presentation thereof; and 10%: class participation. Co-requisite: EXTERNSHIP PLACEMENT (ADVOCACY AND LEGAL SKILLS - 2015)
Research and Writing: Real Property Law (PROPERTY - 2060) 3 credits This course is open to second year (or part-time third year) J.D. students, and LL.M. students, who are staff members of the N.Y. Real Property Law Journal. Students will engage in discussions and analysis of significant real estate-related legal issues, with special attention to current legislative and caselaw developments at the U.S. federal, New York State and City levels. Students will participate in a series of research and writing workshops and several writing exercises, the goal of which is to advance their skills in developing arguments and advocating legal positions in written form. These workshops and exercises will culminate in written work product authored by each student. Such work product shall consist of two or more recent decision summaries, legislative updates or blog postings which comprise not less than 6,700 words in the aggregate. In choosing topics for their writings, students will consult with the instructor of the course, and all such topics shall be subject to the instructor's approval. In the course of completing their writings, students will collaborate with the N.Y. Real Property Law Journal Notes and Comments Editors assigned to assist them. Towards the conclusion of the semester, each student shall present a paper of their choosing to the class. Following the conclusion of the course, the instructor will recommend certain recent decision summaries and legislative updates for consideration for publication in the N.Y. Real Property law Journal by the Publications Committee thereof. Subject to satisfaction of the applicable requirements set forth in the Student Handbook, J.D. students completing this course shall satisfy their APWR requirement. Grades will be based on the student's written work product, the student's classroom presentation, and class participation.

Evgenia Mallas '25 Eva is a second-year student from Brooklyn, New York. Before coming to St. John's Law, Eva graduated from Fordham University. During her undergraduate experience, she interned at two real estate law firms, as well as a real estate management firm. She currently serves on multiple boards including the Real Property Law Society, Health Law Society and the Hellenic Law Student Association. She is also a member of the Dispute Resolution Society. During her 1L summer she interned at the U.S. Attorney's Office in the Eastern District of New York. Eva is looking forward to exploring her interest in real estate law through this fellowship.

Jennifer Milo '24 Jennifer is a third-year student from Long Island, New York. She graduated summa cum laude from St. John's University with a B.S. in criminal justice. She is a staff member of the International Law Journal and on the Eboard of the Real Property Society, serving as the director of events. Throughout her academic career, Jennifer has worked in a real estate law firm with a prestigious client base of developers, condominiums and cooperatives, companies, municipalities, and high-profile individuals. Throughout her time there, she has become proficient in handling the transfer department of coops and condos and manages closings from start to finish at the firm. As a real estate fellow, Jennifer looks forward to engaging with her peers and real estate professionals.

Gennaro Priolo '24 Gennaro is a third-year student from Staten Island, NY. He graduated from Wagner College in 2021 with a B.A. in Government & Political Science and a minor in Sociology. Prior to pursuing a legal education, Gennaro interned with Hon. Catherine DiDomenico in the Supreme Court of Richmond County. During his time at St. John's Law, he was awarded the SAME New York City Post Scholarship for his dedication to construction law. Currently, he serves as the Director of Alumni Relations for the Real Property Law Society and is a member of the Corporate and Securities Law Society. In addition to interning at several private firms during his legal education, Gennaro completed an externship at KI Legal Group where he focused on complex real estate matters. This upcoming semester, Gennaro will serve as a Teaching Assistant for Professor Patricia Montana's Legal Research course. As a Real Estate Fellow, Gennaro is committed to expanding his knowledge and making significant contributions to the field of Real Estate Law

Imrajdeep Sahota '25 Imraj is a 2L student from Brampton, Canada. He graduated from the University of Western Ontario in 2021 with a degree in Accounting and History. Imraj received his Real Estate license in Ontario and gained experience as a Real Estate Broker Assistant. This past summer, Imraj worked as a summer law clerk at Rosenberg & Estis, P.C. This academic year, Imraj will serve as a staff member on the New York Real Property Law Journal and a member of the South Asian Law Students Association. As a real estate fellow, Imraj aims to develop his real estate law skills by participating in the program at every opportunity.

Piero Sauñe Casas '25 Piero, a second-year student from Lima, Peru, graduated cum laude from Manhattanville College in 2021 with a BA in Political Science. Prior to law school, he gained experience at a real estate boutique firm in Great Neck. At St. John's, Piero is involved in various organizations, including the New York Real Property Law Journal, where he serves as a staff member, and the Real Property Law Society, where he holds the position of director of Diversity, Equity, & Inclusion. Additionally, he is an active member of the Latin American Law Students Association. Piero recently completed an internship with the New York Attorney General Office in their Westchester Office. As a real estate fellow, Piero aspires to develop his passion for real estate law by learning from mentors and alums

Eric Wagner '24 Eric is a third-year student from Long Island, New York. He graduated from Stony Brook University in 2020 with a BA in Economics and Political Science. At St. John's, Eric is an Associate Managing Editor of the St. John's Law Review and serves as President of the Federalist Society and Co-director of Alumni Relations for the Real Property Law Society. This past summer, he interned at Fried Frank in New York, assisting primarily with real estate litigation and land use matters. Before law school, Eric worked in state and local government on issues relating to property taxes and rezoning. As a real estate fellow, Eric is looking forward to learning more about real estate law and its practice in New York City

Juan Restrepo '07, Co-Managing Partner at Richter Restrepo PLLC (May 2023) Juan is a skilled real estate practitioner with relevant experience in the fields of community development, commercial and residential real estate transactions, construction, business and real property litigation. Throughout his career, Mr. Restrepo has represented large and small not-for-profit and for-profit developers, real estate owners, managers and operators, contractors, and construction managers, as well as community development and supportive housing organizations. Mr. Restrepo has authored various articles and appeared as a guest panelist and speaker in the areas of real estate transactions, leasing and construction. Welcome aboard Juan!

2024 MATTONE INSTITUTE COMPETITIONS AND FELLOWSHIPS

Real Estate Fellowship Program If you are a St. John's Law student dedicated to real estate law practice after graduation, consider applying to the Mattone Institute Real Estate Fellowship Program! Our next application cycle will occur in May 2024. Rising 2Ls and 3Ls are eligible to apply. The Program offers an outstanding educational and pre-professional experience for selected St. John's Law students who have a strong interest in real estate law, including real estate development, finance and investment. The program offers an annual tuition stipend of up to $5,000 and provides Real Estate Fellows with a unified program of academic and pre-professional instruction designed to prepare them for rewarding careers in real estate law, including real estate-focused externship, mentoring and clinical programs. Real Estate Fellows are linked with the Mattone Institute's strong network of alumni and connections in the real estate industry and assist with Mattone Institute programming. 2024 Mattone Institute Writing Competition If you have written a paper on a real estate or land use law topic, consider submitting it for consideration in the 2024 Mattone Institute Annual Writing Competition. Papers must be submitted by the author or may be nominated for consideration by a St. John's faculty member. In either case, papers must be submitted to Robert J. Sein, Director of the Mattone Institute at seinr@stjohns.edu by no later than 11:59 PM Eastern Time on March 31, 2024. The Competition is intended to encourage and reward writing on the subject of real property law by St. John's University School of Law students and to foster additional scholarship and interest in this area. The winning paper receives a $500 cash award as well as other benefits. The competition is limited to currently enrolled St. John's University School of Law JD and LL.M. students. 2024 Summer Public Interest Fellowship If you have plans to obtain a summer position in the summer of 2024 with a non-profit or governmental organization, consider applying for a 2024 Summer Public Interest Fellowship. Applications are usually made available by the Public Interest Center in March. The Mattone Institute is proud to sponsor one Fellow each year who is representing traditionally underrepresented clients, groups, or interests relevant to real estate law, including housing, land use, development, environmental, landlord-tenant and/or community redevelopment. Past recipients of the Mattone Institute Summer Public Interest Fellowship include Sara Leston '23 (Queens County Housing Court, 2021), Nadia Balkaran '23 (United States EPA, 2022) and Jesper Chitsaz '25 (NYS Division of Homes and Community Renewal Tenant Protection Unit).

Seeking Adjunct Faculty The Law School is seeking to hire an adjunct professor to teach Land Use Planning to J.D. and LL.M. students in the spring of 2024 (mid-January through late April) and potentially future semesters.
Land Use Planning is a three credit course that provides an analysis of the legal and administrative aspects of land use control, and of the problems and techniques of urban planning. The course includes a study of building codes, zoning, subdivision, public acquisition of land tax controls and urban redevelopment. Grades are based upon a research paper. Over the course of a 13 week semester, Land Use Planning would meet once a week for three hours or twice a week for 1.5 hours. The day of the week and time (which may be in the evenings) would be determined based on the instructor's availability and overall schedule coordination with the Registrar's Office. We are expecting the course to be taught in person at our Queens campus.
Applicants should have expertise in real estate law, vast practitioner experience spanning not less than ten (10) years, and an abiding desire to share their expertise and knowledge with the next generation of real estate lawyers. Prior teaching experience (in or outside of an academic setting, such as CLEs) is strongly preferred.
In addition to the above-mentioned course, applicants may be considered for other advanced real estate law courses in future semesters as needs warrant.
St. John's Law is located in New York City in the borough of Queens, recognized as one of the most diverse urban counties in the United States. Preparing Aspiring Real Estate Attorneys for Practice At St. John's Law, students interested in real estate law participate in a rich spectrum of programs and learning opportunities, both in and out of the classroom, which give them the tools they need to succeed in practice after graduation.
- Curriculum – Students learn from leading real estate law scholars and practitioners in courses that are part of our innovative real estate curriculum.
- LL.M. in Real Estate Program – Our LL.M. in Real Estate – one of only three such programs in the U.S. – offers lawyers a course of study that prepares them to advise clients on sophisticated real estate matters throughout the United States.
- Fellowship Program – 2L and 3L J.D. students selected to participate in our Real Estate Law Fellowship Program have an opportunity to pursue a unified course of study in real estate law.
- Special Events – By attending our real estate-focused special events, including our Mattone Institute Speaker Series and our Mattone Institute CLE Series, students gain insight into the real estate business and the practice of real estate law, and develop their professional networks.
- Career Development Support – Starting in their first semester of law school, the Mattone Institute's Director works with students to help them develop their real estate law credentials and find jobs.
- Alumni – Students have access to our superb network of dedicated alumni, including leaders throughout the real estate community in New York City and beyond. Alumni frequently mentor students and connect them with job opportunities.
- Pre-professional, Co-Curricular and Extra-Curricular Activities – The Real Property Law Society provides a forum for students to discuss real estate law and the real estate industry. By participating in our real estate-focused externships and internships, students can gain practical skills and bolster their professional credentials. N.Y. Real Property Law Journal members hone their legal research and writing skills while learning about cutting-edge issues in real estate law. Our Writing Competition recognizes student excellence in real property law scholarship.
- Clinics – Our Tenant's Rights Advocacy Clinic and Consumer Justice for the Elderly Clinic provide our students with an opportunity to learn transactional, litigation, and client counseling skills by representing real clinics on real cases.
- Public Interest – In cooperation with the Public Interest Center, we provide students with opportunities to work at non-profit and governmental organizations where they advocate for the rights of the less fortunate and address systematic inequities in areas such as eviction and foreclosure prevention and fair housing. Our Public Interest Fellowship provides funding for a student working in such areas each summer.
