Research: June and Mid-Year Market Updates

Mortgage rates consistently below 2024 and more inventory on the market kept homebuying activity ahead of 2024 again in June, as both closed and pending sales finished above last year’s totals.

Statewide home sales grew 3% from May to June to 7,913 closings, 12% above June 2024; pending sales (7,879) have slowed but still closed June 4% ahead of last year.

New listings were up 9% year-over-year to total 9,929 in June; 15,541 homes were available for sale on an average day, 26% higher than 2024.

While year-to-date inventory has rebounded to 2020 levels, the supply of homes for sale is still 18% lower than 2019 and we've averaged about 2.2 months of inventory over the past twelve months – a climate that's helped keep price appreciation positive: June’s $275,000 statewide median sale price was 2% ahead of 2024.

But year-over-year price growth did slow in June, and sellers accepted less of their original list price (96.6% versus 97.2% in 2024); they also had to exercise more patience – homes went from listing to pending in fifteen days in June, a day longer than in May and four days longer than June 2024.

Price reductions also hit 45% of total inventory in late June (about 4% higher than last year) and listing prices also dipped as sellers adjusted to higher inventory.

A strong second quarter put home sales (+1%) and new listings (+6%) ahead of 2024 through the first six months of the year: |

Mortgage rates remained above 6.8% for most of June but have averaged about twenty basis points lower than 2024 on a weekly basis since the end of February (according to the Freddie Mac Primary Mortgage Survey).
- Along with rising inventory, this helped boost statewide closings 4% above 2024 in the second quarter of 2025 after falling 3% behind last year from January through March.

June’s strong sales numbers pushed year-to-date closings 1% above the first half of 2024; new listings are 6% higher through the first six months of 2025 (after outpacing 2024 by 3% in the first quarter).
- Net year-over-year gains in both listings and sales are driven by properties priced above $250,000 as more sellers-turned-buyers are in the market and leveraging unprecedented equity to help finance the pursuit of their next homes.
