Local Counties Offer Prescription Drug Drop-Off Locations
To sell their home, the vast majority of sellers must open their house to the public.  Although not rampant, it is a fact that theft does occur on occasion.  To combat this risk, REALTORS are being encouraged to have their home sellers lock up medications for the duration of any showing or to properly dispose of expired prescription drugs at drop-off centers for safely disposing of expired medications. 
The three counties in Suburban West's primary membership area all maintain an extensive prescription drug disposal drop-off program.  Chester County has recently joined the ongoing efforts by Delaware and Montgomery counties to provide the public the opportunity to safely, confidentially and conveniently dispose of their unused, unwanted or expired mediations at no cost.  Click on the links below to view the convenient locations that have been established:

Polls Are Now Open!  Cast Your Vote for the Board of Directors Election and Bylaws Referendum
As of last Thursday (September 25th), the election has begun for the 2015 Board of Directors and Bylaws Referendum.  All REALTOR members are encouraged to do their part in determining the future leadership of Suburban West as you are able to choose four REALTORS (out of 10 candidates) to serve alongside the incumbent Directors for the next two years.  To meet the 10 candidates, click here.
Additionally, REALTOR members can also decide whether two proposed amendments to the Suburban West's Bylaws should be confirmed, both of which remove the requirement of mailing ballots for future Board of Directors elections and Bylaws referendums and replace it with the default delivery by electronic distribution for future elections.  To view the complete proposed changes to the Bylaws, click here.
REALTOR members have three options to vote and your participation is both greatly encouraged and appreciated:
  1. ONLINE: Cast your vote easily and quickly online by clicking here. NOTE: Having problems logging in? Please email Steve Farace at sfarace@suburbanwestrealtors.com or call 610-560-4800
  2. MAIL: Send your completed hard copy ballot to the Association.  NOTE:You have recently received a ballot by mail to your preferred mailing address. Once complete, mail the address portion back in the enclosed envelope
  3. IN-PERSON: Vote live and in-person at the SWRA office or at any upcoming SWRA event.  The final opportunity to vote will be at the Annual Membership Meeting being held October 16th at the Concordville Inn in Glen Mills.
The results of the election will be announced to the Suburban West membership via email on October 17th.  Remember that you can help shape the future of Suburban West!

Professionalism Tip: Safety First
This Professionalism Tip has been provided by SWRA Staff Paula Tansey
By now, most members are aware of the recent attack on a fellow REALTOR from Arkansas.  This story - and too many others like it over the years - serves as a reminder that safety must come first.  No real estate appointment, no sale and no fee is more important than your safety.  Here are just a few tips:
  • Make it a policy to ask for identification and insist on a first meeting at your office or another public, well-populated, place.  If the prospect or client refuses or seems hesitant, trust your instincts and refuse the appointment.
  • Take a trusted co-worker, friend or family member with you.
  • Tell someone where you are going; your itinerary or route and stick to it or advise in advance of changes.
  • Arrange for periodic check-ins with a specific person who will check on YOU if a check-in is missed.
  • Arrange for a code word or phrase that will alert others you are (or feel you are) in trouble.
  • Walk behind clients, not in front of them.
A few minutes can save lives - possibly your own.  Now is the time to have the conversation in your office and with clients.  Make sure everyone understand that safety is the priority.  Visit NAR's REALTOR Safety page for more information on these and other strategies for staying safe.
Legal Tip: Does Your Assistant or Office Administrator Need a License?

That depends on what duties you plan to assign.  If the assistant will be doing any of the following:
  • Host an open house.
  • Explain or interpret information on the listing, MLS or other information sheets to licensees or the public; whether in person, over the telephone or over the internet.
  • Provide information on the style of the home, location of the home, lifestyle or amenities available.
  • Tour/show a model to the public.
  • Discuss prices, price ranges or mortgage rates with the public.
  • Engage in telemarketing.

Short Sales & Foreclosures Certification Course Returns Next Week (Oct. 10)
As short sales and foreclosures remain pertinent in today's market, the Association of REALTORS School will once again offer the popular certification course SFR: Short Sales & Foreclosures: What Buyer Representatives Need to Know.
The one-day course on October 10th (9:00am-5:00pm) enables students to: differentiate between short sales and foreclosures, explain the process of a successful short sale transaction, identify the components of a short sale package, understand the processes and procedures of foreclosure, guide clients who want to purchase a short sale or foreclosed properties and counsel buyers on how to prevent short sale and foreclosures.
In addition to receiving required credit towards the SFR Certification, attendees also receive elective credit towards the ABR Designation and earn 7 hours of PA 14-16 Real Estate license renewal credit.

C/I Exchange Meeting Friday, October 10th
There are unique aspects to commercial real estate differ greatly from residential.   For an individual primarily involved in the residential side of the business, it can be challenging to handle a commercial client.  To assist our members, Suburban West has maintained a Commercial/Investment Marketing Exchange that meets on the second Friday of every month to help our members learn and discuss the commercial real estate business in a comfortable environment with dedicated commercial real estate practitioners.
The Commercial/Investment Marketing Exchange will meet next Friday, October 10th (8:30am-10:00am) at the Association office in Malvern.  This month's topic is still to be determined.  Registration is not required, however please email Steve Farace to be added to the C/I list to be directly notified of future commercial presentations.

PA Voter Registration Deadline is October 6th
The Suburban REALTORS Alliance encourages REALTORS to register to vote. If you are a first-time voter, or have recently moved or changed your name, you may need to register or re-register to vote.
The Pennsylvania voter registration deadline is October 6th for the November 4th General Election.  For more information about voter registration, click here.

Memorial Notice
The Association is saddened to notify the membership of the passing of Anthony J. Reale on September 25th.  Anthony was the father of REALTOR member Mark Reale of RE/MAX Professional in Exton.   In lieu of flowers, memorial contributions may be made in Anthony's name to Renovating Hope, P.O. Box 438, Westtown, PA  19395-0438 (a non-profit helping veterans returning home).
