Local Market Statistic Reports Published for October
Suburban West recently published our Local Market Statistics Reports for October 2014 - an exclusive set of dashboard style reports that members can use with clients. These reports, both by county and by school district are designed to quickly convey market conditions throughout our immediate area and adjacent communities.
Please note that an assortment of reports is available to all TREND members at www.trendmls.com. Once logged onto the site, access the MLS Section and then click on the Statistics Tab to access the various reports.

Professionalism Tip: BPO Still Illegal for Real Estate Licensees in PA
This Professionalism Tip was provided by SWRA Staff Paula Tansey
The Association wants to remind all members that it is illegal for anyone without an appraisal license to conduct an opinion of value. Frequently, real estate licensees are approached by entities requesting that a real estate licensee provide an opinion of value outside of the listing or buyer agency agreement. The entity making the request - when told that the licensee is not an appraiser - often says "that's ok with us". Please remember that it doesn't matter what that entity thinks. It matters what the appraisal board and real estate commission in PA thinks. Don't jeopardize your license by over stepping the boundaries of your license.
Under the current Real Estate License Law, a real estate licensee may create a comparative market analysis for the purposes of assisting an actual or potential seller-client determine the listing price or to assist a buyer-client in determining the price s/he might offer. Preparing a Broker Price Opinion (or any opinion of value) for an individual entity who is not your client or for whom you are not likely to become the listing agent is not permitted under the current rules. The Accredited Luxury Home Specialist (ALHS Designation) program is intended to provide students with the training, tools and techniques necessary to provide the highest level of service to both luxury home buyers and sellers. The ALHS Designation two-day course (December 15th & 16th) will cover several topics critical to the success of any REALTOR who wishes to work in the luxury home market.

Jamie Santora was victorious in his PA State House race on Tuesday, November 4th, 2014. He will join an elite group of REALTORS who serve in the General Assembly.
Santora, a member of the Suburban West REALTORS Association and broker of record for Moore & Ryan Real Estate in Broomall, was elected to fill the seat vacated by retired Rep. Nicholas Micozzie. The Certified International Property Specialist (CIPS) Designation course is coming to the REALTORS Association of Metropolitan Pittsburgh from December 1st - December 5th. This five-day program will help students uncover the global opportunities in their local market and teach them skills to serve this growing buyer group. The CIPS curriculum will provide an overview of global real estate opportunities, including insight into currency issues, investment trends, visas and immigration issues and cross-cultural relationships. The candidate must possess: a positive attitude, strong work ethic, excellent attendance and punctuality, good phone and follow-up skills, ability to work unsupervised, prioritize and meet deadlines, be proficient in Microsoft Word and Excel and have knowledge of Microsoft Outlook and Trend MLS. The candidate will: maintain files, answer calls, prepare listings for input into the MLS, maintain contact with clients, update the website continually, prepare brochures for listings, schedule appointments and more. The candidate for this position must be a multi-tasker and be organizationally driven, ready to work 9:00am-4:00pm. Compensation at a $15.00 hourly rate.
