New Settlement and Loan Disclosures are in Effect
The TILA-RESPA Integrated Disclosures (aka "Know Before You Owe) rule, is here and it's here to stay. Any residential loans from this point forward will be subject to the new timelines and required disclosures.
On October 27th (either 9:00am or 1:30pm), the Association of REALTORS School will host Brett Woodburn, Esq. for a RESPA: The Future is Now course at the Llanerch Country Club in Havertown. This 3.5 hour continuing education program will; explain the evolution of RESPA, explain the Consumer Financial Protection Bureau's role and review the purposes of the new Loan and Closing Disclosures forms. Occuring, almost one month after the launch of the new rule, this class will give students the opportunity to gain valuable insight into the day-to-day realities of its implementation.

Updated Local Market Statistics Reports Published for September
Suburban West, in partnership with TREND, offers monthly dash-board style reports for Chester, Delaware, Montgomery and Berks counties and Philadelphia. Even more unique are these same reports for every school district in Chester and Delaware counties and select districts in Montgomery and Berks counties. These reports are vital to keep yourself knowledgeable about market trends and to demonstrate to buyer and seller clients the most up-to-date and accurate local housing information available. Final Opportunity to Vote in the 2016 Board of Directors Election is This Week!
This week will be REALTOR members' final chance to vote in our 2016 Board of Directors Election. All SWRA REALTORS are encouraged to do their part in determining the Directors by submitting their completed ballot. Members are asked to choose four (4) REALTOR and one (1) Affiliate to serve alongside the incumbent Directors. Click here for their profiles. Additionally, members can decide whether two (2) proposed amendments to our bylaws should be confirmed, both of which are designed to establish a distinct place for commercial REALTORS within our organization. Members have two options to vote:
  • Cast Your Vote Online - deadline for online voting is this Thursday, October 8th at 4:00pm. Your Login is your last name and your password is likely the last four digits of your social security number.
  • Cast Your Vote In-Person - cast your vote at the Association office or the final location at the 2015 Annual Membership Meeting at The Desmond Hotel on October 9th.
The results of the election will be announced to the Suburban West membership via email on October 9th. Thank you for your participation and continued support of Suburban West REALTORS Association!

Canva makes it easy for you to design original images for your Facebook, Instagram and other social media posts. The tools lets you choose from hundreds of thousands of existing high-definition photos, posters, advertisements and other such content templates. Functions are very intuitive, making it easy to add text and layers to your images.

New Legislation Would Protect Real Estate Sales, Consumers
PA State Rep. Jamie Santora (and Designated REALTOR member of Suburban West) has introduced legislation (HB 1480) that would amend the Municipal Code and Ordinance Compliance Act, to better protect home sellers and buyers from overzealous municipal code inspectors at the time of resale. According to Rep. Santora, the amendments are necessary to bring the law back into alignment with the original intent, which was to facilitate real estate sales while allowing municipalities to enforce local building and property maintenance codes. The Suburban REALTORS Alliance has been an active partner of Rep. Santora in the drafting of legislation, along with the Pennsylvania Association of REALTORS. Read more.

REALTOR/Appraisal Forum: New FHA Requirements
The Federal Housing Administration (FHA) recently changed its appraisal policies. Appraisers have been asked to implement these changes when either performing appraisals or determining property eligibility for mortgages with FHA case numbers that are assigned on or after September 14, 2015. Our upcoming REALTOR/Appraiser Forum: New FHA Requirements (October 28; 10:00am-11:00am) will address how the changes may affect appraisals of FHA financed properties. Topics include:
  • what will be inspected?
  • what are the required repairs?
  • what is no longer a required repair?
  • what are the roof requirements?
Members can register to attend this free seminar (access the Events Calendar) and have their questions answered about the recent FHA changes and their impact on both the agent and the appraiser.
