2015 Remodeling Cost vs. Value Report: Less is More
Sellers will always be looking for ways to get top dollar for their listing. Cleaning and staging make a big difference, but for some sellers, remodeling work may be the ticket. The 2015 Remodeling Cost vs. Value Report, produced by Remodeling Magazine in cooperation with the National Association of REALTORS, provides estimated costs for 36 midrange or upscale home improvement projects, along with the percentage of cost that homeowners can expect to recoup when they sell.
As the 2015 Report makes clear, large-scale projects aren't likely to return sellers their full cost, but there are improvements worth doing in anticipation of an upcoming sale.
As a general rule:
  • Simpler, lower-cost projects tend to return greater value
  • First impressions are important
  • Kitchens still offer the most remodeling bang for the buck
The top 5 projects nationally in terms of cost recouped:
  • Entry door replacement (101.8%)
  • Manufactured stone veneer (92.2%)
  • Garage door replacement-midrange (88.5%)
  • Siding replacement, fiber cement (84.3%)
  • Garage door replacement, upscale (82.5%)

The REALTOR relationship with local government can and should be mutually beneficial as both rely on continued growth in homeownership. The Suburban REALTORS Alliance forms a bridge between REALTORS and local government. The SRA works to maintain the relationship with local government and to affect principles that make sense for real estate.
Their work is undermined by REALTORS who do not respect things like sign ordinances and U&O deadlines. Please familiarize yourself with the local municipalities' rules through the SRA interactive website. If you find something you don't understand, have a hard time accepting or that is inconsistent, contact the SRA (610-981-9000) and let the staff there help you. Ignoring or being ignorant of the rules and regulations of local government will cost you and your client time and money.

East Lansdowne U&O Inspection Reminder
East Lansdowne's code officer would like to remind REALTORS that the borough does require a use and occupancy inspection before a property is sold. In addition, the borough requires a permit for "for sale" signs. Alliance staff has again received reports that not all recent listings in the borough have complied with these requirements.
East Lansdowne is in the process of investigating sales that may have moved forward without an inspection and U&O certificate. The borough plans to notify those homeowners who may have been involved in the transactions. Visit the Municipal Database on SRA's website for review requirements.

C/I Exchange: Urban Build-Outs Part II: Downtown Apartments
There are unique aspects to commercial real estate that differ greatly from residential. To assist our members, the Association provides free, monthly Commercial/Investment Marketing Exchange presentations to help our REALTORS learn and discuss the commercial side of the business.
The C/I Exchange will meet next Friday, March 13th (8:30am-10:00am) at the Association office in Malvern. This month's session will feature the presentation "Urban Build-Outs Part II: Downtown Apartments" from a panel of speakers.
