Effective today, the Iowa Title Guaranty Board of Directors is dissolved, pursuant to House File 975. This measure was supported by ITG, in an effort streamline processes and make the governance of ITG more efficient.
Going forward, any matter that required the approval of the ITG Board will now go before the Iowa Finance Authority Board of Directors. At our last meeting in June, ITG thanked our current members of the ITG Board for their service.
Those members were: Daniel Seufferlein, Chair; Jason Froehlich, Vice Chair; Judy Hilgenberg; Sarah Pesek; and Sam Erickson. ITG also thanks the many members of the board from years past.

Residential Underwriting Trigger and the Federal Conforming Loan Limit |
Also effective today, ITG has raised the coverage amount trigger for transactions triggering underwriting review to match the federal Conforming Loan Limit as set by the FHFA. Starting today, commitments and certificates issued today that are $806,500 or less will not require underwriting review. It is important to note a couple of caveats:

a. This amount will change as the FHFA changes the Conforming Loan Limit. For the remainder of 2025, it is at $806,500. ITG will send out updates as we are able.
b. ITG’s flat rate premium will stay the same, meaning any transaction with a Coverage Amount above $750,000 will have to pay an additional premium. Please ensure you are accurately reviewing the Transaction Quote and Transaction Statement.

In light of the above, ITG will also raise the threshold for the mixed-use policy. From today, forward, any transaction that meets the definition of mixed-use and the coverage amount is at or below the federal Conforming Loan Limit may be issued as a residential transaction. If the transaction does not meet the mixed-use definition, or the Coverage Amount exceeds the Conforming Loan Limit, the transaction must be issued as a commercial transaction.
