Seller Property Disclosure Form Under Review

Members of the PAR Standard Forms Committee and the Seller Disclosure Task Force will meet with attendees at the Starbucks Morning: Seller Property Disclosure Feedback Forum on November 18th (10:00am-11:30am) to solicit feedback on the Seller Property Disclosure Form. The task force is looking at general housekeeping and formatting of the form as well as trying to strike a balance between information a seller should disclose and a buyer’s obligation to perform due diligence. 
Generally speaking, the Real Estate Seller Disclosure Law requires that before an agreement of sale is signed, the seller in a residential real estate transfer must make certain disclosures to regarding the property to potential buyers in a form defined by law. The PAR Seller Property Disclosure Statement (SPD) includes the disclosures defined by law as well as additional information deemed appropriate by the PAR Standard Forms Committee. At the Starbucks Morning seminar on November 18th SWRA members will have the opportunity to be part of the process. Take Advantage of Free Training Seminars This November

Suburban West offers numerous opportunities exclusively for members to become more knowledagable about the industry through free training workshops. The following opportunities will be available this month:
Starbucks Morning: Succession Planning for Retirement @ Haverford Reserve Rec Center November 8th (10:00am-11:30am) - As Realtors® enter the later stages of their real estate career, questions about retirement inevitably pop up. This session will touch on selling your business, creating partnerships, working out schedules to transfer the business, and addressing the team strategy as an exit alternative and more.
Grow Your Business Leveraging Freddie Mac Products, Tools and Resources November 15th (10:00am-12:00pm) - This special seminar will highlight home buyer of the future market data review, conventional 3% down products available to your clients, financial education tools that you can become certified in to help grow your buyer pipeline and customizable resources to help enhance your business.

New Dates Posted for the Required Membership Course: Ethics Over Instincts

Our sense of right or wrong and our tendency to do one thing over another thing is instinctive. Decision making is often navigated on auto-pilot. In most cases a REALTOR’S auto-pilot or instincts are aligned with the Code of Ethics. Ethics Over Instincts: Sharpening the Real Estate GPS (Suburban West's 2019-2020 Required Membership Training Course) will address common scenarios where instincts and ethics clash giving attendees an opportunity to adjust their practice as needed.
Click here for a list of course dates available now through the end of the year. Please note that the class will continue to be offered frequently through December 2020 as all SWRA REALTOR members must take this 3.5 hour training by December 31st, 2020.

Residents Face Tax to Pay for Embreeville Purchase 

West Bradford Township is proposing a half-mill real estate tax to help cover the $22.5 million cost of purchasing the former Embreeville State Hospital grounds. The tax increase — up from 0 mills — means a property assessed at $100,000 will pay $50 per year. Township officials continue to pursue county, state and other funding to defray the burden on local residents, and Chester County Commissioners have already pledged $5 million from the county’s Open Space Municipal Grant Program.
West Bradford supervisors will consider a resolution imposing the 0.5 mill real estate tax on Monday, November 11th at 7:00pm at the West Bradford Township Municipal Building located at 1385 Campus Drive, Downingtown.
