The planning studio of RDL was called upon by the City of Lakewood to help facilitate their community engagement process by analyzing potential uses of the former Lakewood Hospital site, consisting of 5.7 acres. Our planners and architects helped the city by looking at multiple options for the large parcels of land and conducted a yield analysis and provided imagery to help with presentations at Lakewood’s community meetings. 
Understanding who will live, work and play in a space was fundamental to our approach by first considering people. We then conducted careful analysis of the physical, natural and cultural conditions to search for obstacles and opportunities. 
The purpose was to prepare a conceptual site and building massing plans to assist the city by graphically describing the potential yield of the site with a mixture of uses to enhance the quality of the site and the community.
THE 'STATE' OF ARCHITECTURE

We’ve recently expanded our portfolio in the Lone Star state of Texas to include projects of every type. From Dallas to Houston, San Antonio to Austin and to Fort Worth, we’ve been working on retail and commercial projects, like new construction of Arhaus Furniture stores, renovations of Sears buildings in shopping centers, and multi-family residential. 
BEHIND THE CURTAIN
A look inside our progress at The Verandas of Punta Gorda
Just north of Fort Myers, Florida is the future home of The Verandas of Punta Gorda, an affordable housing community, consisting of 120 independent senior apartments. Divided into two phases, Phase I, opening in April 2016, will consist of 60 senior apartments.  
The second phase of construction will follow, comprising of another 60 senior apartments that will adjoin the first phase to form one building. We wanted to offer a glimpse inside this 18-month long construction project and highlight James Viviani, who led the architecture and project managed this endeavor. 
James has more than 15 years of diversified experience in the architecture field and project management. On The Verandas of Punta Gorda, James’ responsibilities include assembling construction documents and conducting monthly site visits to review submittals, RFIs and the project's progression.
RDL ADVISES ULI’s HINES STUDENT COMPETITION
We will be assisting students this January during the 2016 Urban Land Institute (ULI) Student Hines Competition, an international urban design and development challenge. RDL’s planners and architects will participate in critique sessions during the two-week design competition. Graduate students from Kent State University’s Cleveland Urban Design Collaborative, Cleveland State University and Case Western Reserve University will be competing.
Eligible students must be working toward a master’s degree in urban planning, urban design, architecture, landscape architecture or business. Students must complete a market analysis, create a financial plan for development, set out a phased plan, detail it in a financial proforma and finally convey their design with site plans, architectural renderings and other graphics.

Whitney Hasman
Project Designer
We are pleased to welcome Whitney to our team as a project designer. Her primary focus is designing senior living communities, memory care facilities, independent living, assisted living and affordable housing developments. Whitney is a graduate of Kent State University with a bachelor’s degree in Architecture, an MBA and a Masters of Architecture. 
Georgana Maxwell, RA, NCARB, LEED AP BD+C
Project Manager
Georgana has significant experience managing medical, office building, educational, religious, hospitality, industrial, multi-family residential and tenant improvement projects. She has more than 15 years of experience performing in-house code review and is a member of the International Code Council (ICC).
Georgana received a Bachelor of Science and a Bachelor of Architecture from Kent State University. She is a registered architect in the state of Ohio, as well as a member of NCARB.

We partnered with PIRHL Developers and landscape architecture firm, RGS Associates to create George Street Commons. We are pleased to announce that the project recently received an Opportunity for All Award from the 10,000 Friends of Pennsylvania Commonwealth Awards. The awards program recognized leading and innovative development projects that utilize smart growth practices - creating great walkable, sustainable, equitable and healthy communities.
