MCE Season Pass Now Available With New Classes Announced for Summer!
Suburban West and the Association of REALTORS School is making it easier and more affordable than ever to complete your continuing education requirements for the 2014-2016 PA Real Estate License Renewal. Licensees can now purchase the MCE Season Pass for only $125 and take unlimited standard continuing education courses between July 1st, 2015 - March 31st, 2016. Benefits of the MCE Season Pass include:
  • Using the $125 Pass for standard MCE classes saves you at least $25 on the regular registration cost for 14 hours and you'll realize more savings the more free MCE classes you take.
  • MCE Season Pass holders also receive a 10% discount off the regular registration cost for Designation and Broker licensing courses starting July 1st.

Professionalism Tip: Social Media Do's and Don'ts
This Professionalism Tip has been provided by SWRA Staff Paula Tansey
Social Media, the Internet and email communication have made communication faster, more timely and for some, more effective. The ability to type and send off a quick message or reply has its rewards. It also comes with risks if not managed carefully. REALTORS must use care to avoid possible violations of law and ethics. This article by Blake Hegeman, deputy general counsel for the Virginia Association of REALTORS provides a detailed analysis of some of the issues REALTORS should consider. Highlights of the article are:
  • A false or misleading statement could lead to charges of defamation or a violation of Article 15.
  • A lot of what REALTORS do on social media or other Internet communication is advertising. Real Estate License law and the Code of Ethics require certain items and disclosures when advertising.
  • Perception is reality with antitrust violations. A discussion on social media where even one person recommends a fee or commission rate or encourages others to boycott a particular vendor could subject all participants in that discussion or group to an antitrust violation.
  • The ease with which photos, videos and content belonging to others carries with it the risk infringement on intellectual property rights.
Mr. Hegeman concludes his article by reminding everyone that the technology that makes life easier carries with it responsibility to avoid legal and ethical pitfalls.

Professionalism Exchange Returns Wednesday, June 17th
Professionalism encompasses a REALTOR's obligation to the Code of Ethics, license law and the common sense courtesies that make the relationship between clients, customers and other REALTORS work. Suburban West's Professionalism Exchange (June 17th; 9:00am-10:30am) is an opportunity for members to come together to share and evaluate concerns about professionalism and will be moderated by a panel of REALTORS and Association Legal Counsel, William J. Weber, Esq. The seminar will open with a brief update on any new information from NAR, PAR and the Real Estate Commission. The remainder of the session will be open to members who wish to share issues with their peers.

Two Core Broker Licensing Courses Begin Next Week
Get a jumpstart on earning your broker's license this summer! The Association of REALTORS School will be offering two broker classes that provide core credit for the PA Broker License, MCE and high level information to help your business:
Real Estate Construction (five-day course beginning June 1st; 9:00am-3:00pm each day) will review construction terminology and laws. Aspects of construction will also be covered such as; subdivision, development, design, costs, contracts, building components and materials. The construction process will also be addressed.
Residential Property Management (five-day course beginning June 3rd; 9:00am-3:00pm each day) will take a practical look at the rapidly evolving field of property management by exploring the issues facing practitioners including: maintenance, accounting and legal activities. The course will also deal with federal regulations in the field including: civil rights, ADA and environmental issues.
To obtain a broker or associate broker license in PA, students are required to take a combination of core and elective courses. Please review the PA Broker Licensing Requirements or contact Gail Parke.

Delco Rail Extension Could Benefit Chesco
A SEPTA rail extension from Elwyn to Wawa in Delaware County is set to open by late 2020 and Chester County officials are looking for ways it may impact their county. Plans for extending the Media-Elwyn Line to Wawa had been finished in 2008, but funding for the project fell apart. With new state transportation funding now available, the Wawa station is "now a reality" according to SEPTA assistant general manager Bob Lund. Infrastructure improvements will begin in 2017 and the process to build a Wawa station will start in 2018.
