Nominations Now Open for 2022 "Making a Difference" Community Service Awards The Tri-County Suburban REALTORS® "Make a Difference" Community Service Awards recognize active REALTOR® members who are making an extraordinary impact on their community through volunteer work. Each year, winners are selected by an appointed leadership task force. These winners will receive grants ranging from $15,000 to $2,500 for their charity and then be recognized at an Association event.

Percentage of Properties Receiving Multiple Offers Falls to Two-Year LowRising mortgage rates and record high home prices are causing the market to cool slightly. In June, the percentage of homes on the market receiving multiple offers fell below 50% for the first time in more than two years.

Could Solving the Housing Shortage Help Close the Racial Gap, Too? The nation's housing shortage has also fueled a housing inequity problem, Bryan Green, vice president of policy advocacy for NAR, writes in an essay included in the new report "Housing Underproduction in the U.S." To close the widening racial gap in ownership, housing's underproduction must be widely addressed, he notes.
The gap between Black and White homeownership rates has widened over recent years. These historic and systemic constraints combined with housing underproduction and high prices make homeownership even less attainable for buyers of color, the report notes.

However, higher mortgage rates may not necessarily be on the horizon as a result says Lawrence Yun, chief economist for the National Association of REALTORS®.

Many Consumers Confused About Down PaymentsMore than 80% of would-be homeowners said they are stressed about affording a down payment. However, according to a recent survey, many are uneducated about what is necessary for a down payments. For those who have never been homeowners, 41% think a 20% down payment is a requirement for owning a home. Additionally, 21% said a down payment is their only obstacle to obtaining homeownership.

Collegeville Borough Adds Rental Inspection
Collegeville Borough now requires an inspection of rental properties in addition to an existing license requirement. This program requires owners of residential rental properties to register their properties with the borough and to arrange for regular inspections of each rental unit on the property. Rental units will be inspected for compliance with safety and property maintenance codes. After a rental unit has been inspected and no violations of borough code are found, a rental license will be issued for the unit. The license will be valid for a period of three years, or until the time of a change in occupant, whichever occurs first. A valid rental license must be obtained and continuously maintained to rent, lease or occupy a residential rental unit.
