Monthly Market Statistics for September 2025 Available on TCSR Website |
Tri-County Suburban REALTORS® continues to help members communicate the latest real estate market conditions with a set of Monthly Residential Market Statistics for area counties and their respective school districts. Note that these monthly statistics cover all school districts in Chester, Delaware, and Montgomery counties. Philadelphia, and select Berks County & New Castle County school districts are also available. The reports are updated between the 10th and the 12th of the month for the previous month’s statistics.

An assortment of reports is also available to Bright MLS subscribers at BrightMLS.com such as a monthly Market Report, and a Marketing ToolKit to coincide. Tri-County's major counties (Chester, Delaware, and Montgomery) are included in this report.

One Week Left to Register to Vote in the PA Municipal Election |
No matter your party, make sure your voice is heard on the issues that are important to you, and to the real estate industry. The deadline to register to vote in Pennsylvania is next Monday, October 20, and Election Day is Tuesday, November 4.
Eligible voters can register to vote or update their current voter registration online. If you’re not sure whether you’re registered or you want to check your voter registration information, you can check your status online. Don’t forget to update your registration if you have recently moved, have changed your name or wish to change your party.
Looking ahead to November, it is important to have a plan in place to cast your vote on election day. Click here to confirm your polling place.
If you’re not planning to vote in person, remember to request a mail-in or absentee ballot by Tuesday, October 28. Your county election office must receive your completed mail-in ballot by Tuesday, November 4 at 8 pm.

One Week Remains to Cast Your Vote for the 2026 Board of Directors |
Each year, REALTOR® members of Tri-County Suburban REALTORS® are provided the opportunity to cast votes for candidates seeking placement on the Board of Directors.
The online polls opened on September 24 via an email notification sent to all REALTOR® members. You can cast your vote at the official voting site: https://vote.associationvoting.com/tcsr/ anytime through October 22nd.
Log in using your member credentials, and follow the on-screen prompts to vote for up to two (2) REALTOR® candidates.

Bright MLS: Bright Policy Updates Coming in December |

|
On December 10, 2025, several Bright policy updates will go into effect with the goal of adding flexibility, clarity, and control when you’re working with listings in the Bright system.
Here’s a look at the upcoming changes:

- You must provide final seller concessions information at closing. (If none were offered, enter “0.”)

You will now have the ability to remove all but the main exterior photo from the Internet when the listing closes, is withdrawn, or goes temporarily off market.
- When entering an Office Exclusive in Bright, you are now required to upload the OE form (previously this form was required to be kept on file).

SRA: The Economic Ripple Effect of an NFIP Lapse
|
|
|
|
The National Flood Insurance Program (NFIP) provides $1.3 trillion in flood insurance to 4.7 million policyholders in 23,000 communities across the United States. A lapse in NFIP authority puts an estimated 1,400 transactions a day at risk of moving forward without vital flood coverage. Because Congress failed to meet the Sept. 30 deadline to pass a spending measure that included extension of NFIP authority, homeowners in high-flood-risk areas and those looking to purchase homes may be forced to proceed to closing without flood insurance. This creates significant uncertainty over whether coverage will be available and if sufficient FEMA funds will be accessible to pay claims after a flood. While NFIP cannot issue new and renewal policies, existing policies remain active, include a 30-day grace period, and can be transferred to new owners. Research from the National Association of Realtors found that during a recent extended lapse, as many as 40,000 transactions per month were stalled or canceled. Read more at REALTOR® Magazine.
