Successful Installation Event Marks the Beginning of a New Chapter for the 2026 Board of Directors |
Tri-County Suburban welcomed over 100 REALTORS®, guests, and industry leaders to the 2025 Board of Directors Installation at The Desmond Hotel, Malvern on Thursday, January 15th. The Installation is held annually, and recognizes the incoming Board of Directors, their commitment to the organization, and to the real estate profession in our region.
This year, the installation honored incoming Board Members, sworn in by 2026 President-Elect of the Pennsylvania Association of REALTORS®, Eric Rehling, and David Ashe, 2026 Chairman of the Board, sworn in by General Counsel Emeritus, William J. Weber Jr., Esq. David delivered an impassioned speech that spoke to the power of support and mentorship throughout his real estate career. He shared personal reflections and stories inspired by leaders in the room, including members of his family, his brokerage, colleagues, and peers, illustrating the lasting impact of community, guidance, and shared values within the profession.

A contribution was made in honor of Immediate Past Chairman Michael Howell to Life You Gives, which assists underprivileged communities in personal and economic development through the instilment of five branches -- Mind, Body, Spirit, Gifts, and Giving.
To close the Installation, William J. Weber Jr., Esq, delivered a moving reflection on the American Dream, emphasizing the vital role REALTORS® play in protecting access to homeownership for all. He encouraged those in attendance to remain grounded in the purpose of their work and to carry that responsibility forward as they continue serving the public.
The evening also served as an opportunity to recognize the members of Tri-County Suburban REALTORS®, whose continued support and active engagement are the foundation of the Association’s success. Attendees enjoyed networking with fellow members and sponsoring affiliate members with an open-bar, and a seated dinner.

Tri-County Suburban REALTORS® members have until January 31, 2026 to pay their 2026 membership dues. During Cycle 3, which began on January 1, 2026, members must pay in full, there is no option to enroll in an installment plan in Cycle 3.

Reports of Land-Selling Scams Continue in Pennsylvania |
In today’s real estate market, scams are becoming more sophisticated, targeting buyers, sellers and real estate professionals. Fraudsters are exploiting trust and urgency in transactions to manipulate deals for their gain, often leaving agents, title companies, and clients in challenging situations. As scams evolve, it’s vital for REALTORS® to stay informed and diligent.
Incidents involving people falsely claiming to own properties they want to sell are plaguing several areas of Pennsylvania.
The National Association of REALTORS® reports that these schemes are becoming increasingly sophisticated. According to NAR, agents should be alert when a potential client: wants to list a property significantly below market value, insists on limited or nontraditional communication methods, avoids in-person meetings or identity verification methods, and pressures the agent to act quickly.
To protect the privacy of our members, Tri-County will share this article from PAR's Just Listed Blog to help members stay aware of scams targeted real estate professionals. It is important to remember that while the article references incidents on a more regional scale, these scams do occur at the local level.

SRA: Limerick Gets First Look at 1.4M-Square-Foot Data Center Proposal |

Limerick Township is reviewing a proposal for a massive 1.4-million-square-foot data center on 192 acres across from the Philadelphia Premium Outlets, a project that would include eight server buildings, use up to 750 megawatts of electricity, and consume as much as 1.3 million gallons of water per day for cooling. Presented to the planning commission by developer MCD 7 LLC, the project would replace a previously approved warehouse complex. According to the developer, the data center would generate an estimated $10 million to $20 million in tax revenue — mostly for the Spring-Ford School District — and employ 15 to 20 workers per building. While the developer said the center will comply with the township’s strict data center ordinance, including noise, setback and woodland preservation rules, residents raised concerns about water and power impacts, health effects and land use. Organized opposition is already emerging as the project moves through a lengthy approval process.
