Community Safety Reminder |
The Town of Carbondale recently shared an update regarding reports of vehicle and home entries in the River Valley Ranch neighborhood. While the Carbondale Police Department is actively investigating, they are also asking residents to stay alert and take simple precautions like locking doors and removing valuables from vehicles.
This is a great time to double-check your home and car security and look out for your neighbors. If you notice anything unusual, please reach out to the Carbondale Police Department at 970-963-2662.

Concrete Work:
The concrete foundations for the east wing and mailroom are scheduled to begin on Monday, Oct. 20.
As this work takes place, there will be temporary parking disruptions on Wednesday, Oct. 22, and again on Monday, Oct. 27, to accommodate large concrete trucks. We anticipate that approximately half of the parking lot will be closed on these dates.
We invite members to use overflow parking on River Valley Ranch Drive or at the Old Thompson Barn parking lot. A big thank you to Brian Leasure for generously opening his parking lot for Ranch House visitors to use!
Mailroom:
As previously discussed, our mailroom will be renovated this winter. To accommodate this work, a temporary mailroom has been set up. All existing mailboxes will be relocated on Sunday, October 26, with the process completed before Monday, October 27.
Please note that mail pickup will be unavailable on Sunday, October 26 while the boxes are being moved. Otherwise, we expect a smooth transition. Your current box number and key will remain the same—you’ll simply collect your mail at the new temporary location.
Roof Work & Lap Lanes:
In addition, please be aware that the lap lanes and hot tubs are expected to be temporarily closed in mid-November due to roofing work. This closure is necessary to maintain a safe environment for all guests. The exact timing and duration are still being finalized, and we will share updates as soon as more information is available. Our goal remains to keep these areas open as much as possible during the project.
Finally, keep an eye out for this month’s board packet, which will be released this weekend and includes the latest updates on the renovation project.

Reminder: Keep Pets Leashed | Coyote Sighting in RVR |
|
|
We’ve had another coyote sighting in the neighborhood, this one around 5:35 p.m. near Perry Ridge and Crystal Bridge Drive.
As these beautiful animals become more accustomed to our neighborhood sights and sounds, please keep pets leashed and be mindful during evening walks. A little extra awareness helps keep both wildlife and our furry friends safe!

RVR Fall Leaf Dumpster - Now Here! |
The Ranch House fall leaf dumpster is now available for community use. Thank you for sharing the yard waste dumpster dos and don’ts with your contractors.

Irrigation Winterization Schedule |
Irrigation blow-outs are now underway in the community. The team will continue to work on RVR residences through the last week of October.
Once your system has been winterized, a 2025 sticker will be placed on your controller to confirm it has been completed.

The tennis courts will remain open while temperatures stay above freezing. Once temperatures drop below freezing at night, the courts form a layer of frost on the surface. Then, daytime temperatures melt the frost, and the courts become soft, muddy, and un-playable. At that point, the courts will close for the winter.

| Investment Policy Amendment
|
At the September Board meeting, the proposed Investment Policy Amendment was formally reviewed and approved. This policy was initially presented to the community at the August Board meeting and posted on the RVR website on Friday, August 22. The updated Investment Policy Amendment is now officially adopted and can be previewed here: Investment Policy

The Board also decided to review a new version of the Investment Policy designed to allow for more flexibility. This updated draft has been posted to the RVR website and will be reviewed, and likely voted on, at the October Board meeting.
