Outdoor REALTOR Happy Hour and Affiliate Expo Coming to the Desmond Hotel!

After a sold-out event the past few years, Suburban West is bringing back the popular REALTOR Happy Hour and Affiliate Expo to a new outdoor location! Join us on the deck of the Sunset Grill at The Desmond Hotel in Malvern on Tuesday, May 22nd (5:00pm-7:00pm) for a fun evening of camaraderie and networking.
About the Expo: Suburban West’s Affiliate Members represent the spectrum of businesses affiliated with real estate. From home inspectors to mortgage/financial specialists, from staging professionals to short sale negotiators and much more. Affiliate Members from all industries will host booths during the event so you (and your clients) can learn and benefit from their services. Click here for a list of vendors.

Tenant's Fair Housing Rights

The Housing Equality Center is the leading advocate of Equal Opportunity in Fair Housing the Pennsylvania counties of Bucks, Chester, Delaware, Lehigh, Montgomery, Northampton and Philadelphia. They provide counseling, support and testing in all these counties. They have created this brochure to help tenant’s understand their housing rights. The brochure is a valuable addition to a REALTOR’s resource library. Feel free to share it with prospective tenant clients.

Another great resource is the Pennsylvania Human Relations Commission (PHRC). Join your fellow REALTORS on April 25th; 10:00am-11:30am for Starbucks Morning: Reasonable Accommodations in Fair Housing when Suburban West welcomes Jinada Rochelle, Assistant Director of Enforcement for the Pennsylvania Human Relations Commission to discuss fair housing basics with a focus on reasonable accommodations including emotional service animals and hoarding. In addition, please note that the Chester County Department of Community Development will host a Fair Housing Panel on April 23rd at 3:00pm to discuss the Fair Housing Act's past, present and future. Offsite Starbucks Morning: Mold and the Real Estate Transaction

The presence of mold can derail the home buying or selling process. Join home inspector, Tom Bartholetti, on May 2nd (10:00am-11:30am) at the Red Clay Room in Kennett Square for Starbucks Morning: Mold - What REALTORS Need to Know. Tom will review the common causes of mold and how these causes can be addressed in order to diminish the impact when your client is buying or selling a property. Suburban West Sponsors "It's Mathematical" Competition

On April 5th, the Association was pleased to continue its 30+ year support in sponsoring the annual interscholastic "It's Mathematical" competition. This unique educational event presented academically gifted students from Conestoga, Delaware County Christian, Lower Merion High School, Marple-Newtown and Radnor High Schools an opportunity to compete six times a year in a college-bowl system tournament. The championship round took place at Radnor High School with SWRA Board of Director Steve D'Antonio on hand to present the awards. Conestoga High School and Lower Merion High School tied for first place and Radnor High School finished second. Congrats to all who participated!

Rail Stations Boost Home Value in Suburbs, SEPTA Says

Suburban SEPTA rail stations significantly increase the value of nearby homes, according a report released by the transit agency. The analysis, titled “SEPTA Drives the Economy of Pennsylvania” was paid for by SEPTA and prepared by Econsult Solutions. It looked at 10 years of real-estate transactions involving single-family homes in the Pennsylvania counties surrounding Philadelphia, comparing the sales prices of homes within three miles of stations to those farther away.
Econsult concluded that the rail lines added $14.5 billion in residential property value in Bucks, Chester, Delaware and Montgomery counties. In some neighborhoods, the increased value ranged between $17,300 and $46,600 per house. “Real estate values are up,” SEPTA Chairman Pasquale Deon said. “And much of that increase is added because of SEPTA.” SEPTA presented the report as part of its campaign to raise $6 billion over the next 15 years from state and local agencies for ambitious improvements.
