Highlights from the 2025 Tri-County Suburban REALTORS® Annual Meeting |

Over 250 REALTOR® members and guests joined Tri-County Suburban REALTORS® Association for the 2025 Annual Meeting at Springfield Country Club last Wednesday. Coach, speaker, entrepreneur, and emotional intelligence specialist Regina Bryan delivered her talk "The YOU Factor." A natural storyteller, Bryan's speech underscored a message that the real power to manifest change in others begins from within, focusing on motivational themes and uplifting energy.
During the Business Meeting, hosted by Chairman of the Board, Michael Howell, Tri-County Suburban celebrated exceptional members including: Guy Matteo who received the honor of 2025 PAR Lifetime Achievement Award, Richard Strahm who received the honor of 2025 PAR REALTOR® Active in Politics Award, and Mark Barone who achieved the honor of REALTOR® Emeritus, an honor extended to dedicated REALTORS® who have held Association membership for 40+ years.
The largest graduating class of the Leadership Development Program was also recognized. Thirteen REALTORS® completed this year's program, designed to provide members with education and training to enhance and develop their leadership skills.
Finally, Tri-County honored the winners of the 2025 "Making a Difference" Community Service Awards. REALTOR® Tina Guerrieri was awarded the grand prize, a $10,000 grant, to her work with Miko's Place. Tina received a jumbo check on stage and was met with a standing ovation for her experiences.
Additional honorees include, 2nd place winner ($4,000) Brian Slater for his work with Citizen's Advocacy of Chester County, and 3rd place winner ($3,000) Michelle Garcia for her work with The Philadelphia Project. Honorable mentions were also recognized in Mary Beale for Kisses for Kyle, Jill and James Saunders on behalf of CEO America, Lehigh Valley, Peter Gustis on behalf of Harmony Senior Housing, and Joe Robbins on behalf of Saint Nick's Handyman Services.

According to the National Association of REALTORS®, the homeownership rate for Black Americans is nearly 30 percentage points lower than for White Americans, and Hispanic homeownership rates continue to lag behind white American averages. Discrimination and unequal access to resources remain barriers to fair housing, making education and advocacy essential.
To address these challenges, the Tri-County Suburban REALTORS® Diversity, Equity, and Inclusion Committee invites all members to complete DEI Matters: A Call to Action—an initiative designed to raise awareness and promote inclusive business practices in real estate. Over the past three years, hundreds of members have answered the call, demonstrating their dedication to fostering fair housing and equal opportunity but 3 members have completed the highest level of this initiative: Elizabeth Endrizzi, Meredith Jacks, and Theresa Kehler.
Members who complete the program can earn Gold, Diamond, and Platinum badges by engaging in a series of educational trainings and activities. These badges serve as a visible commitment to DEI and can be displayed in email signatures, social media, and across marketing materials.

This year, members who achieve the Diamond and Platinum levels will be invited to a luncheon with the DEI Committee to celebrate their achievements and network among like-minded professionals on November 6th @ 2:30pm.

Pennsylvania Homeowners Pay Less for Insurance, Says Realtor.com |

While home insurance costs continue to climb elsewhere in the country, Pennsylvania homeowners pay some of the lowest premiums, says Realtor.com.
“While coastal and climate-exposed states grapple with steep increases, new data from the U.S. Census Bureau and the 2025 Climate Risk Report show that Pennsylvania households remain largely shielded from the affordability crisis,” the Realtor.com team writes.
Data shows that Pennsylvania homeowners with a mortgage typically pay $1,000-$1,499 annually for homeowners insurance, and those without a mortgage pay an average of $800-$999.
The breakdown of insured homeowners in Pennsylvania is as follows:
Number of insured homeowner households: 3,713,956
With a mortgage: 2,106,687
Without a mortgage: 1,607,269
“Among mortgaged owners, 188,610 pay less than $100 annually, and 69,529 pay $4,000 or more,” Realtor.com notes. “Among those without a mortgage, 252,840 pay less than $100, and 37,955 pay $4,000 or more.”
Neighboring states like New York, New Jersey and Maryland are relatively on par with Pennsylvania, but states farther north like Connecticut and Massachusetts average $1,500-$1,9999 for mortgaged households.

Bright MLS: Is It Truly a Buyer’s Market? |

Lower mortgage rates and more inventory have shifted the balance in the housing market, giving homebuyers more leverage and more opportunities. However, it is still not an easy market for most buyers. In Bright MLS’s recent real estate agent surveys, we found that there are opportunistic buyers in the market taking advantage of more favorable conditions, but financial concerns loom large among many home shoppers in the Mid-Atlantic. And real estate professionals are seeing more headwinds in the market.
Buyers are having an easier time getting offers accepted
According to responses from agents representing nearly 1,700 buyers during the third quarter of 2025, more buyers are getting their first offer on a home accepted. About 45% of Q3 2025 buyers (44.6%) only had to make one offer, while 55.4% had to make an offer on more than one property before they successfully closed. Last year at this time, nearly 60% of buyers had to make offers on multiple properties before getting one accepted.
Today’s buyers are shopping for less time than they did a year ago. During the third quarter of 2025, 35.0% of homebuyers had been looking for less than a month, and 63.9% had been looking for less than two months, before making a successful offer. By contrast, last year, only 17.2% of buyers looked for less than a month and just 43.2% looked for less than two months.

SRA: $50M Mixed-Use Project Planned in Whitemarsh, Near Conshohocken

Buccini Pollin Group is planning a $50 million mixed-use development near the Spring Mill SEPTA Station in Whitemarsh Township just outside Conshohocken, aiming to boost the area's growing transit-oriented community. The five-story building would replace part of the parking lot at the Quaker Park office complex at 1001 E. Hector St. and include 115 apartments, retail and amenities like a rooftop deck, lounge and fitness center. The project aims to tap into the area's growing appeal as a transit-oriented hub popular with young professionals, and it complements other nearby developments like Courts at Spring Mill Station and Foundry Way. Buccini Pollin Group aims to have construction started in late 2026, pending approvals from Whitemarsh Township.
