National Veterans and Military Families Month - Honoring a Father's Legacy: A REALTOR®'s Commitment to Veterans and Military Families |
| Abie Baxter Sr., father to REALTOR® member Abby Anderson, and United States Marine Corps Veteran, serving from 1973 to 1979.
November is National Veterans and Military Families Month where we recognize the service, sacrifices, and stories of the military families within our REALTOR® community. For one Tri-County Suburban REALTORS® member, that recognition is deeply personal.
Behind every veteran is a story, and sometimes that story continues long after military service ends. For Abby Anderson, the inspiration to support veterans and military families comes from a person who has shaped her life in more ways than one: her father, Abie Baxter Sr., who proudly served in the United States Marine Corps from 1973 to 1979.
Abby's father's military service, followed by his personal struggle with homelessness, gave her a perspective on housing that continues to influence her work not only as a REALTOR®, but also a non-profit founder. Abby is also the grand prize winner of the 2026 Community Service Awards where she received a grant for $10,000 in honor of the nonprofit she founded in honor of her father - Salvation of Sorrows.
"His military service has always been an important part of our family’s story. What has impacted me most, however, is not only that he served our country, but also what he experienced afterward. At one point in his life, my father struggled with homelessness. Knowing that a man who had served his country could later face the uncertainty of not having a stable place to call home left a lasting impression on me. His story reminds me that behind every veteran is a person, a family, a sacrifice, and a life that deserves dignity, stability, and support. His journey has become deeply connected to the work I do today."
"My father’s experience has helped shape my purpose as a REALTOR®. Real estate is more than transactions to me. A home represents safety, stability, dignity, opportunity, and a place where families can build their future. Because of my father’s journey, I have a special place in my heart for veterans, active-duty military members, and their families. I want them to know that they have someone willing to listen, advocate for them, educate them about their options, and help them navigate the path toward housing and homeownership."
According to the National Association of REALTORS®, only 10–15% of eligible veterans use their VA home loan benefits. Many veterans remain unaware of these benefits or how to access them, making education and guidance an important part of expanding homeownership opportunities. As Abby explains, "Sometimes the biggest barrier is simply not knowing where to begin or what options are available."
Are you a Tri-County Suburban REALTORS® member who is currently serving in the military or is a veteran? We would love to recognize you!
Throughout National Veterans and Military Families Month, we're inviting active-duty and veteran members to share their stories and be featured in an upcoming member spotlight, an initiative led by the Diversity, Equity and Inclusion Committee.

PAR: Solar and Its Impact on a Real Estate Transaction |
| |

“There is a real gap in our education, and it is not about solar technology. It’s that almost nobody has been taught how to actually represent a buyer or seller when there are solar panels on the roof,” explains Christina Mathieson Segura, a speaker at this year’s Triple Play Realtor® Convention and Trade Expo.
Mathieson Segura began working in solar in 2010 and later became a licensed Realtor® and mortgage loan originator.
“That’s when the real problem came into focus,” she recalls. “Homeowners who had gone solar were running into serious trouble when they went to sell, and nobody in the transaction – not the agent, not the lender, not the appraiser, not the title company – had been trained on what to do about it.”
“What makes this session timely for Realtors® is that the federal residential solar tax credit ended for systems placed in service after Dec. 31, 2025, and the only remaining federal incentive runs through third-party ownership – leases and power purchase agreements. That changes what agents will be seeing on listings for the rest of the decade.”

SRA: La Mott Fire Company Plans Firefighter Apartments Behind Cheltenham Firehouse
| |
La Mott Fire Company in Cheltenham Township filed plans with Montgomery County in early September to build a 3,000-square-foot, four-unit apartment addition behind its Penrose Avenue firehouse, with a door connecting directly to the station. The plan is now moving through the township approval process after the county issued its initial review letter. Each unit would have its own bedroom, bathroom and sitting room, with a shared kitchen, laundry and communal area. The company expects to offer free or reduced rent to firefighters who take on a set share of calls and other duties. Leaders say the goal is to recruit and retain volunteers, since most of the company’s roughly 30 active members are volunteers, and to improve response times, which averaged six minutes across all call types in 2025 against a national benchmark of under nine minutes for low-hazard structure fires. The company previously paid $3,000 a month to house two firefighters at Lynnewood Gardens Apartments but ended that effort in 2025, saying it was too costly.
