Thank you everyone who participated in, "Which house did they choose?" The contest was tricky. Nineteen people sent in guesses. Of those, 31% chose the correct house, 10008 12th Ave NE in Maple Leaf.
Most contestants guessed Carolyn and David chose 8116 48th S (58% of guesses) so if you guessed that, don't feel badly. You were not alone. This house was a serious contender but there wasn't much in the way of a commercial district within walking distance.
Only 11% of people guessed 2154 NE 100th St.
The winners include Trisha Steidl of running around volcanos fame (and coaching too), Larry Jackson of garden and home design fame, Cameron Mason of affordable housing fame, Hilary Erickson of good real estate investing fame (running too), and Mary Jo Porter of mass transit planning and being a good grandmother fame. So many famous people won the contest! Amazing! Famous people also did not win the contest. Also remarkable.

Based on what was noted that they liked and wanted, the house on 48th Ave S seems like the best fit house-wise (it would ultimately cost them significantly less than the other two options, too). However, the location is lacking the ability to walk to coffee shops and/or grocery stores, despite being near a Light Rail station.
So I'm going with the house on 12th Ave NE because it's close to Light Rail, easy freeway access, has both coffee shops and grocery stores nearby, is quiet, has yard space, space for a workshop, and space to be separated for singing in the basement. It has room for improvement, but doesn't require huge amount of work, and has some vintage qualities to it.
