Research: January Market Update
|
|
|
- Closed home sales totaled 4,394 for January, 1% above 2024.
- January pending sales jumped 19% from December to hit 5,567 (a stronger-than-expected month-over-month trend) but fell 6% below last year.
- Indiana’s statewide median home price rose 6% year-over-year to $250,000 in January.

6,155 homes were listed for sale last month, 2% above 2024; overall, 13,619 homes were available for sale on an average day – 16% ahead of 2024 and the highest January inventory since 2020.
- Homes went from listing to pending sale in 37 days in January, up from 27 days in 2024.

Despite a longer time on market and more options for buyers, home sellers negotiated 94.4% of their original list price, about the same as January ’24 (94.3%).

Consider Applying for an NAR Committee: |
NAR's 2026 committee application website opens on March 3rd and closes on May 15th: Consider representing Indiana and sharing your expertise by applying for an NAR committee! (And remember, NAR committee participation is one of the requirements to be eligible for emeritus member status.)
(If you already serve, check your term: Current committee members whose terms expire in 2025 must submit an application to be considered for a new appointment in 2026. Those with continued multi-year appointments do not need to reapply.)
If you're new to the process, start by creating or updating your Expertise Profile. Think of this as your résumé. Updating your Expertise Profile helps tell NAR where you might be a great fit.

And don’t forget Indiana’s CE deadline is coming up June 30th – it’s hard to believe we’re nearly two-thirds of the way through the annual CE cycle, but it’s easy for IAR members to catch up with online, member benefit courses from RECP:
