Homeownership Tips

From the experts in our Program Services and Construction departments

Prevent mold growth in your home

One of the most dreaded things a homeowner can find in their home is mold. The hot, humid weather of Florida in the summer provides the perfect breeding ground for mold in the trickiest of places if you aren’t careful, as it can grow anywhere that moisture in your home lingers. Following some simple housekeeping rules can prevent mold growth in your home, particularly during the humid season:
  • Don’t mess with your thermostat! I know it can be tempting to nudge up the temperature on your AC thermostat as a cost-saving measure, but your air conditioner is your first line of defense against moisture accumulating in your home. Keep your thermostat below 80 degrees and 50% humidity to best combat moisture levels.

  • For high-moisture spaces in your home, especially bathrooms and kitchen, run your exhaust fan when using sinks or the stove. If you can see condensation on your bathroom mirror or over your stove, run the fan until it’s gone.

  • Be sure the areas surrounding exhaust fans or AC vents and returns are kept clear of clutter or obstructions to allow for proper air circulation around your home.

  • Consistently check for leaks in your roof, around windows and doors, and under your sinks. A persistent leak could quickly lead to mold growth and water damage to your home and furniture.

  • If you have a leak or flood, be sure to either dry out or remove impacted carpets or upholstery quickly to avoid mold growth.

For more information on keeping your home mold free and what to do if you find evidence of mold, visit this CDC page.

What leads to foreclosure & tips to prevent it

Foreclosure doesn’t happen after one missed payment. Your lender will do their due diligence to communicate the importance of paying your mortgage and offer you options to assist with delinquency.
If you continue to miss payments after 90 days, you will receive a demand letter asking for the amount owed to be paid in full. If you fail to pay after 120 days, the foreclosure process will commence.
We are dedicated to providing education and resource materials to the community to educate and prevent foreclosure. We have classes available to address budgeting, savings, and foreclosure prevention. Register for an upcoming class here.
