Higher Inventory, Lower Rates Continue to Drive Home Sales and New Listings Past Labor Day |
- Mortgage rates dropped more than thirty basis points over the first half of September to set the lowest six-week level of the past twelve months (6.3% from September 4th through October 16th).

Hoosier homebuyers took advantage of improved borrowing conditions and more homes for sale in September, as both closings (7,081) and new pending sales (6,999) finished 3% ahead of September 2024.
- Statewide home sales are now 2% ahead of 2024 year-to-date (through September); new listings are up 6% and September brought an unseasonably strong number of homes hitting the market.

9,407 homes were newly listed last month, nearly matching August (9,677) and up 10% year-over-year. (Listings would typically be expected to drop 11-14% from August to September.)
- These additions kept statewide supply rising to 18,263 average daily listings, 18% higher than September ’24 (and a five-year high, just 6% behind 2019).

New Listings and Pending Sales by Price in September: |

Year-over-year trends in listings and sales continue to be dominated by homes priced above $250,000 as affordability challenges persist.
- But September brought small signs that lower rates are encouraging first-time and lower-budget buyers and sellers.

New listings under $250,000 finished 3% higher than September ’24, while pendings sales below $250,000 were down 2% year-over-year; over the past twelve months, new listings in this price range were down 4% and pending sales were 5% lower.

Our new Housing Affordability Report at the Indiana Housing Hub shows that the median monthly house payment has dropped two straight months (decreasing for the first time since February), signaling improved conditions for clients with tighter budgets.

- Despite the lowest rates of the year, new pending sales are down over the latest three weeks of data (September 22 through October 12), even slipping behind the same three weeks last year – but slowing within an expected seasonal trend.

However, homes went from listing to pending sale in 22 days in September (just one day longer than August) and days on market have stayed at 22 days over the last three weeks, suggesting continued buyer interest in the new listings that have come to market since the end of summer.

Good news for suburban sellers: |

However, there are counties where pending sales continue to rise into October – the map below shows upward, downward and flat pending trends over the last three weeks.
- Counties classified as ‘suburban’ are the only overall group where pendings are up (driven primarily by several Indianapolis metro suburbs and Greater Louisville along the Ohio River).

Suburban sellers are also getting a higher share of their original list price (96%) than the statewide average (95.1%).
