Lilburn is brimming with new projects, including the ongoing construction of the Bryson Park/Hood Road Realignment Project and the potential for added projects like the Railroad Avenue Extension and Redevelopment Project. I'm excited as both of these projects were identified in our recently adopted Livable Centers Initiative study – or LCI.
Lilburn CID will continue to address your needs in innovative ways. In partnership with the City, and with the help of Kimley-Horn, the Sizemore Group, Sycamore Consulting, and other entities, the LCI is advancing on many fronts.
Being a part of a community that prioritizes preservation and sustainable growth is a source of pride for us. Old Town Lilburn serves as a reminder to cherish our past and embrace the future, evident through engaging events, public art and informative tours that make our city more interesting than others.

Bryson Park/Hood Road Realignment Project Progress

Construction for the new roundabout intersection at Bryson Park to realign Hood Road and the park entrance on Jennifer Drive commenced in fall 2023 and is rapidly progressing. The site has been cleared and the grading completed, marking significant milestones in the project's timeline. This project will align three existing, unlit intersections into a single intersection with a traffic light and roundabout, significantly improving visibility and safety for motorists and pedestrians and navigability for vehicles with wide turning radiuses such as the school buses that serve the nearby Lilburn Elementary School and Lilburn Middle School.

Comprehensive Plan update

The Livable Centers Initiative (LCI) is an ambitious plan to redevelop the City of Lilburn to make our district a destination for employers, residents and visitors. Phase two of the LCI is a mobility study that will identify projects for the Georgia Department of Transportation to approve. Once projects are approved, then the CID will work with partners like the Georgia Transportation Infrastructure Bank, the City of Lilburn and more to find funding to complete the projects.
As the next step following the adoption of the LCI Study and the progress of the mobility study, the City of Lilburn’s Steering Committee, along with the Georgia Department of Community Affairs (DCA), Atlanta Regional Commission (ARC) and City of Lilburn leadership, have met several times to update the City’s Comprehensive Plan. After receiving stakeholder feedback on the proposed plan, the committee has scheduled the presentation and approval of the Comprehensive Plan at the City Council Meeting on March 11, 2024. In the meantime, all entities are addressing stakeholder comments and gathering insight to make any necessary modifications.

Railroad Avenue Extension and Redevelopment Project Update

As the Railroad Avenue Extension and Redevelopment Project progresses, RangeWater Real Estate has received approval from the Lilburn Downtown Development Authority (DDA) to construct a parking deck that will allow residents and visitors to access the project, Old Town Lilburn, and the trail system, all of which need added parking availability. The proposed deck would consist of approximately 400 private parking spaces for apartment tenants and 300 public spaces catering to restaurant and entertainment patrons, park and trail users and general visitors to Old Town Lilburn.
The $100 million project proposes the construction of 266 luxury apartments to provide additional housing options and create the customer base necessary to sustain and enhance the lively restaurant, retail, recreation and entertainment destinations of Old Town Lilburn. Residential constituents have expressed the desire for restaurants to accompany the multifamily housing, further driving the need for both public and private parking accommodations.
The collaboration between the City of Lilburn, the DDA and RangeWater aims to convert a previously active industrial fabrication and storage site on Railroad Avenue into a transformative, community-centric redevelopment. The goal is to foster vital economic development opportunities, provide new housing options, establish sustainable infrastructure and create connected public spaces for the revitalization of Old Town Lilburn.
The CID supports this development as we see it as an economic driver and an opportunity to diversify the offerings in our community. It will also increase the district’s walkability, affordable housing and expanded retail choices, all contributing to added vibrancy.

Check out the latest issue of Georgia Trend, where the Lilburn CID was recognized for efficient mobility. The article references the location of the CID, along U.S. 29, and the need to keep the route safe for pedestrians and traffic. This prioritization of safety and mobility is ultimately what sparked the Bryson Park/Hood Road Realignment project—a project that reflects the work of a CID.
In addition to efficient mobility, the CID was commended for our unwavering commitment to beautification. Throughout 2022 and 2023, the CID implemented landscaping enhancements on seven medians along Lawrenceville Highway. Our ongoing efforts include enhancing the four gateways to Lilburn, aiming to improve visitors' impressions as they enter our city and have a memorable experience.
