2023 Budget 
The board entertained the proposed 2023 budget in its October 26 meeting. They discussed the potential of further increasing Reserve dues to ensure that RVR’s Capital Expenditure account is properly funded in an inflationary environment. As discussed in that meeting, some members of the public also shared this concern during budget feedback sessions.
You can review the newest version of the proposed budget here. This version reflects a total RVRMA due increase of $36 over existing monthly dues. This will be voted on by the board during the November 16 board meeting, authorizing it for a community vote.
Versions of the Old Town and Settlement specific budgets remain unchanged from previously shared iterations but the attached slides do have updated information. If you live in one of those two communities, click the preceding links to see your due increases that will be in addition to the RVRMA increases noted above.

Celebration of Life for Dick Reed

Construction Site Trespassing
As a kind reminder, construction sites are private property and entering without permission is considered trespassing. These areas can also be a high risk setting to explore. Please be courteous of  your neighbors, respect their property, do not touch equipment on site and do not trespass.  
Yard Waste Disposal Still Available!
The fall dumpster is still available! We decided to have it emptied and replaced one more time before it goes away for good this season. We know many of you are still utilizing the dumpster and we want to make sure everyone has the opportunity to take advantage of this popular service while leaves are still falling.
Please remember to dump your items into the dumpster and take your box or bag with you.
*This service is offered to RVR homeowners only. We ask that you please communicate this to your contractors. 
Preserving Dark Sky 
As many of you know, the Town of Carbondale has an exterior lighting code that is designed to preserve the dark night sky. Residential outdoor lights are restricted in brightness and must be pointed down with a limited light arc. This allows us to all enjoy the beauty of the night. We ask that homeowners check your home's exterior lighting to be sure you are in compliance.

RVR Annual Holiday Craft Fair
Thank you to everyone who came out for RVR's annual Holiday Craft Fair at the Ranch House! A wonderful time was had by all and we enjoyed hosting this festive event.

Tom's Door Holiday Giving Program
Tom's Door and the Family Resource Center of the Roaring Fork Schools, in conjunction with RVR are again partnering for our 7th annual holiday gift drive for Carbondale Seniors and local families in need. Over the last six years, we have experienced a generous outpouring of contributions. We invite you to participate again in this year's program to share the magic of the holiday season.
If you wish to get involved, visit the RVR Ranch House beginning Monday, Nov. 14 and choose a key from the wreath on the festive red Tom's Christmas Door. Please complete the donor key tag with your contact information and place that tag in the door's mail slot. There are several gift card options including CitiMarket, Target and Wal Mart. Our suggested donation is $50. We ask that you return the gift card(s) into the door's mail slot no later than Saturday, Dec. 10.
Additional information about Tom's Door and the Family Resource Center is available next to the red door if you are not familar with these wonderful organizations and the outreach and positive impact they have in our community.

Holiday Lighting
Per the RVR Holiday Decoration and Lighting Policy: holiday lighting and decorations, including yard ornaments, can be placed on or around your residence seven days before Thanksgiving, which is Thursday, Nov. 17 this year.
Please keep wildlife safety in mind while hanging lights and decorations this holiday season. Consider wrapping lights and decorations tightly around posts and trees. Hanging lights should be at least 6 feet off the ground and fastened at the ends. It is also helpful to avoid draping lights around bushes or on trees. Thank you for doing your part to keep our local wildlife safe.

Homeowner Questionnaire
(Ends Wednesday, Nov. 16)
The last day to fill out the Homeowner Questionnaire is Wednesday, Nov. 16.
As previously communicated in the RVR newsletter, RVRMA is updating our homeowner database to ensure that we can communicate important information. We will use this data to cross reference our records, verifying accuracy.
We are also sending this so that we understand any additional needs homeowners might have concerning language preferences and/or designated contacts that might be authorized to communicate on an owner's behalf.

Kids in Weight Room
Members must be 15 years or older to use the Ranch House weight room, or be accompanied by a parent or adult guardian.
Thank you for helping us create an enjoyable and safe environment for all members who use the facility.
Administrative Approval Process
Got a home improvement project in mind? Many of these projects can be approved with a simple Administrative Approval process. More complex projects may require review and approval by the DRC.

  • Click here for the Home Improvement Application. Be sure to provide as much detail about your project as possible in the description area of the form. Depending on the scope of your project, you will often need a site plan, ILC or survey as part of the submittal. We ask that you carefully review the requirements and allow yourself time to collect any required materials prior to submitting your application. 
*Remember, if your home is adjacent to the golf course be sure any proposed improvements are not on golf course property.  
Important Rental Requirements
Renting out your home? Here are some important things to remember:
  • Use of your home is limited to single-family occupancy, so your tenants must fall within the definition of a family laid out in the Master Declaration.(Ctrl F for search feature). This would apply to both Short Term, and Long Term Rentals.
  • If you are currently renting out your home or thinking about it, here’s a reminder: All rentals and leases within RVR must register with the Ranch House. This applies to long-term leases as well as short-term rentals. 
  • Anytime you rent out your home, whether transferring your membership or not, you must have a lease on file at the Ranch House. Leases can be submitted to ali.royer@rvrma.org(If you do not have a full lease drawn up, please contact the office to learn what options there are to satisfy this requirement.)
  • Per the RVR Master Declaration, a lease must be of an entire 'unit,' whether it is an ADU, caretaker unit, half of a duplex, or single family dwelling. Leasing of just a bedroom is NOT permitted.
  • If you do rent or lease your home, you are responsible for the behavior of your tenant. That means you need to make sure anyone staying in your home is aware of our rules regarding parking, trash, noise and other issues designed to keep our community problem-free.

Colder weather can make it hard to save energy in our homes, but these tips can help you pave the way for a more energy efficient winter and a cleaner climate future. 
  • According to the U.S. Department of Energy, setting your thermostat 7 to 10 degrees lower when you are away or asleep can save approximately 10% per year on your heating bills.
  • Keep curtains, shades, and blinds open on sunny winter days to warm your home naturally. But be sure to close them at night to allow them to insulate your windows.
  • Make sure your air registers and heating vents aren’t blocked by furniture, rugs, drapes or other objects. Also, be sure to dust or vacuum them on a regular basis to keep them efficient. 
  • Close the heating vents and doors to rooms that are seldom used so that heating energy isn't wasted. 
  • Reverse your ceiling fan's rotation to push warmer air down toward you.
  • The quickest way to warm up during the winter is to dress in layers of warm clothes. This is more energy efficient than turning your heater up a few notches.
