RVR Rentals
If you are renting out your home in RVR, it is essential that you provide a copy of your rental agreement to the Ranch House. This applies to long-term and short term rentals. Homeowners should also inform tenants of the HOA's rules surrounding parking, trash, noise and other issues that may arise.
If you do not have a full lease drawn up, please contact the office to learn what options there are to satisfy this requirement.

Did you know the Ranch House has a great selection of books for members to borrow?! Take advantage of the Ranch House library by dropping off or picking up books and simply return the ones you borrow when you’re done. DVD's are also available for exchange.

Yard Waste Disposal Coming Soon
RVR members may bring their leaves and organic waste to the Ranch House parking lot beginning Monday, Oct. 17. Look for the large dumpster towards the back of the parking lot and please be sure to dump your leaves into the dumpster and take your box or bag with you.
*The Town of Carbondale yard waste collection will be held on Saturday, Sept. 17 from 9 a.m. to noon.

Are you familiar with the Roaring Fork Gear Library in Carbondale? It is a nonprofit that provides free outdoor gear rentals for all seasons. Think bikes, kayaks, tents, golf clubs, snowboards, and skis. Annual membership is $1 for locals. Renting gear for a one-time use is fun and free. It allows you to try something different without investing in new equipment. Or when your friends and family come to visit, maybe you could use an extra bike or raft or backpack for a few days. Choosing recycled gear reduces waste and pollution, conserves landfill space, saves money, and uses less energy and resources. So check out the Gear Library.

Trunk or Treat Saturday, Oct. 29 | 6 - 8 p.m.
Trunk or Treating is a fun alternative to regular trick-or-treating! Park your car at the Ranch House (or Barn overflow), and decorate your car for Halloween. Kids walk from vehicle to vehicle, collecting candy along the way. Some people get very elaborate with their trunk decor and even make mini haunted house scenes! Or, keep it simple, the kids will have a blast either way.

Annual RVR Fall Craft Fair Saturday, Nov. 5 | 3 - 6 p.m.
Would you like to sell your homemade goods at the Annual RVR Fall Craft Fair?

Each vendor gets one six-foot table to display their goods. It is up to the vendor to set pricing. Vendors can decide how to accept payment: cash, Venmo, credit card etc.

Pool Update
The Rec. Pool will continue to stay open daily as weather permits. For your planning, there are no lifeguards on duty and the slide is now closed. The Snack Bar will not be staffed.

Be Bear Aware
Evidence of bears in the area have been brought to our attention by community members in the Old Town neighborhood and Crystal Canyon Drive. We may see more bear activity in upcoming weeks as they prepare for hibernation. Bears can be attracted to the neighborhood in various ways, including trash, bird feeders, pet food, barbeque grills, fruit and compost.

Fence Policy
During the August board meeting, a new RVR Fence Policy and Nineteenth Amendment to the Design Guidelines were presented. The Fence Policy and Nineteenth Amendment will be voted on at the September board meeting.

House Bill 22-1137
As announced in previous board meetings, and reflected in the posted meeting minutes, we are working with legal counsel to amend two key policies, ensuring alignment with new Colorado legislation. HB 22-1137 went into effect on August 9. This new legislation is complex, to ensure that thoughtful drafts are presented for board approval, it is likely that such drafts will be voted on in the September board meeting. In the meantime, board and management are ensuring that we are in full compliance, given that CCIOA law supersedes our governing documents.
