From the Ranch House

Featured Photo
This week's featured photo shows a beautiful double rainbow in RVR. This stunning shot was captured by RVR resident, Vicki Arnold, from her porch on the 6th fairway. Thank you for sharing with us, Vicki!
We'd like to feature your picture in an upcoming newsletter. If you're interested in having your photo highlighted in the weekly news, please submit images to: jessica.hennessy@rvrma.org.
Yard Waste Disposal Coming Soon
RVR members may bring their leaves and organic waste to the Ranch House parking lot beginning Monday, Oct. 17. Look for the large dumpster towards the back of the parking lot and please be sure to dump your leaves into the dumpster and take your box or bag with you.
*This service is offered to RVR homeowners only. We ask that you please communicate this to your contractors.
Carbondale’s annual leaf recycling program will run from Monday, Oct.10 through Wednesday, Nov. 2.

Events

Meet the Artist Happy Hour with Jeff Ashcraft
Saturday, Oct. 8 | 5 - 6:30 p.m.
Meet October's Artist of the Month, Jeff Ashcraft. Enjoy complimentary wine, beer, and snacks with friends while enjoying Jeff's art at the Ranch House.
Please click here to RSVP so we know how many to expect.
Trunk or Treat
Saturday, Oct. 29 | 6 - 8 p.m.
Trunk or Treating is a fun alternative to regular trick-or-treating! Park at the Ranch House (or Barn overflow) and decorate your car for Halloween. Kids walk from vehicle to vehicle, collecting candy along the way. Some people get very elaborate with their trunk decor and even make mini haunted house scenes! Or, keep it simple, the kids will have a blast either way.
Click here for car participation registration. **This registration is for those wanting to park, decorate their cars, and hand out candy. First Second and Third Car prizes will be awarded.
We have had a blast in years past during this fun event. Click here to see what some homeowners have created before. You can also find some trunk or treat inspiration below.
Annual RVR Fall Craft Fair
Saturday, Nov. 5 | 3 - 6 p.m.
Would you like to sell your homemade goods at the Annual RVR Fall Craft Fair?
Click here for vendor registration. Space is limited.
Each vendor gets one six-foot table to display their goods. It is up to the vendor to set pricing. Vendors can decide how to accept payment: cash, Venmo, credit card etc.

Reminders & Highlights

Trespassing on Construction Sites
With all of the building happening in RVR, we know many of you are curious about what is going on behind the construction fence. As a kind reminder, these sites are private property and entering without permission is considered trespassing. These construction zones can also be a high risk setting to explore. Please be courteous of  your neighbors, respect their property, and do not trespass.

Green Tip
Please enjoy the following eco-friendly tidbit brought to you by Friends of the Environment:
For holidays, special events, and birthdays, consider sending e-cards and invitations instead of buying traditional cards and mailing invitations. Not only are e-cards fun and often humorous, but they are more environmentally friendly than sending out paper cards and invitations that recipients tend to discard after reading. And for party invitations, it's also easier to keep up with guest replies on-line rather than making a list on another piece of paper. So save a tree, some stamps, some money, and reduce the volume of regular mail.
Sign and Flag Policy
With election season approaching we would like to remind you of our sign and flag policy. RVRMA's policy restricts size, placement and quantity. Similarly, the same restrictions apply to flags. With limited and clearly defined exceptions, each lot is allowed one sign and one flag. For more information on the sign and flag policy, please click here.
RVR Rentals
If you are renting out your home in RVR, it is essential that you provide a copy of your rental agreement to the Ranch House. This applies to long-term and short term rentals. Homeowners should also inform tenants of the HOA's rules surrounding parking, trash, noise and other issues that may arise.
Leases can be submitted to ali.royer@rvrma.org.
If you do not have a full lease drawn up, please contact the office to learn what options there are to satisfy this requirement.
*Another important reminder: Per the RVR Master Declaration, a lease must be of an entire 'unit,' whether it is an ADU, caretaker unit, half of a duplex, or single family dwelling. Leasing of just a bedroom is NOT permitted.
Long Range Planning
The Long Range Planning Committee will meet mid-October. The exact meeting date is still being finalized. Please stay tuned for more information in next week's newsletter.
