In accordance with the ITG participation agreement, a participating abstractor shall retain a written or electronic copy of each abstract prepared for ITG purposes for a period of ten (10) years.

In accordance with Iowa Code § 16.91(6) title opinions rendered for ITG purposes must be based upon the review of an appropriate abstracting product prepared by an ITG participating abstractor.
Therefore, even when an ITG participating attorney is also acting as the ITG participating abstractor, they must prepare an appropriate abstracting product in compliance with ITG’s minimum abstracting standards.

When the examining attorney’s name is unavailable in the Title Opinion Attorney drop-down list this is an indication that the attorney is not currently an active ITG participant. When this occurs, ITG recommends you call the ITG Help Desk at (515) 452-0484 to confirm whether the examiner is an active participant and to receive guidance in the event they are not currently active.
It is not compliant to select another active participating attorney’s name even if they are associated with the same firm as the title examiner.

When issuing an owner certificate in conjunction with a lender certificate, ITG recommends that the field issuer fully complete all information in the lender certificate prior to adding the owner certificate. This process will ensure updated information entered in the lender certificate is transferred into the owner certificate.
The field issuer must also issue the lender certificate prior to issuing the owner certificate. This process will ensure that the premium payment will be correctly applied to each certificate. If an owner certificate is mistakenly issued prior to the lender certificate, please contact ITG to assist in correcting this payment application issue.

CLOSING PROTECTION LETTER |
On both purchase and refinance CPL covered transactions, the written pre-closing search certification must be obtained prior to closing as all matters disclosed by the pre-closing search certification that impair the titleholders' interest or the priority, validity, or enforceability of the Guaranteed Mortgage must be resolved prior to the execution of the closing documents.
