Dear Members,
The Clubhouse Steering Committee is pleased to provide an update on the progress of our Clubhouse Project.
Committee/Sub-Committee Updates
Over the last few months, the Construction and Finance Sub-Committees has been focused on working with our architect and potential lending partners on the next steps in the project.
At the end of April, our architect, Tillman Ruth Robinson (TRR) was presented with feedback from multiple membership surveys as well as feedback from management from an operational perspective to incorporate into their updated design. This updated first draft design will be presented to the Steering Committee by the middle of June for further feedback before a finalized design will be presented for board approval later this Summer.
One of the most important updates that the membership is looking for in the next phase of the project is how we can provide updated costing for the project. Rather than relying on the previous traditional method using a quantity surveyor which provides theoretical estimates, the Club will be putting together an RFP to engage a Construction Management firm. This approach allows the CM to work directly with trades to obtain current pricing based on the updated design provided by TRR. The resulting costing will be much more reliable and provide a more accurate overall budget for the project.
The Construction Sub Committee will be developing the RFP and will be presented to the Board for approval with the goal of having a Construction Manager in place by July to be collaborate with the architect to provide the updated costing by the beginning of August.
The Finance Sub-Committee is still currently meeting with multiple lenders and continue to evaluate our financing options that will allow us to balance flexibility and long-term value for the Club.
The Club anticipates that the finalized design and updated costing to be ready to present to the membership by early September for their review before preparing for a potential vote on any possible increase in assessment that could be required to meet our target of a Fall 2027 start date.
Building Our Clubhouse Together
As we move into the next phase of the Clubhouse Project, we are excited by the opportunity to build a new clubhouse that truly reflects the spirit of our Club—built by the members, for the members. To support this vision, the Club is seeking expressions of interest from members who own or operate businesses in the construction industry—whether your company provides supply only, or both supply and installation services.
We know our membership includes a great deal of passion, experience, and professional expertise, and we would be proud to see that reflected in the creation of our future clubhouse. Our goal is to develop a list of member businesses that are interested in partnering with the selected Construction Manager to help bring this project to life, while also potentially supporting the project budget.
Members who are interested are invited to submit, on company letterhead, a brief introduction to their business along with an outline of the construction divisions or sections they may be able to assist with. This information will be provided to the successful Construction Manager, who will then include interested member businesses in the next round of project budgeting later this summer, in addition to having you bid during a later tendering phase.
