Only 50 tickets remain for Tri-County Suburban REALTORS® most popular event of the year - the Annual Membership Meeting. Ticket sales close on October 21, 2024 at 9:00am.
This year, hosted at Springfield Country Club on October 23rd, 2024, the Association will welcome David Wasserman, senior editor and election analyst. David has served as an analyst for the NBC News Decision Desk in every election since 2008 and has also appeared on Fox News, CNN, C-SPAN, and NPR. In a lively, entertaining and strictly non-partisan presentation, Wasserman will cut through the spin and offer a data-driven forecast of how the upcoming election might unfold. Wasserman draws on his extensive interviews with both parties’ candidates and strategists to shed light on the top issues on voters’ minds and even how retail habits can predict voting behavior.

Fannie Mae Advises Appraisers to Reach Out to Real Estate Agents About Sales Concessions

Fannie Mae put out their Q3 Appraiser Update, which includes a section on addressing seller concession when the information is not available in the MLS. Fannie Mae is advising appraisers to reach out to real estate agents to inquire about any sales concessions as a part of their analysis of comparable sales to complete appraisals. While appraisers routinely reach out to agents to gain important information about sales used in their reports, be on the lookout for an uptick in these inquiries and work with appraisers to ensure accurate appraisals.

As part of REALTORS® Reach Out Month, held annually in October, Tri-County will be collecting new coats, gloves and hats for children ages 6-16 through November 20th. If you would like to participate, we are kindly requesting:

The main drop off location is located at Tri-County Suburban REALTORS® - 1 Country View Road, Suite 201, Malvern, PA 19355. There will also be a drop-off box in the Association of REALTORS® School - 1 Country View Road, Suite 101, Malvern, PA 19355. Drop offs are accepted in person from 8:00am - 4:30pm, Monday-Friday. Additionally, there will be a drop-off box at our Annual Meeting on October 23rd.

Confidential peer review is a cornerstone of the REALTOR® Community. The Professional Standards Committee is charged with delivering decisions on complaints of unethical conduct and disputes over procuring cause. Ideal candidates for the professional standards committee demonstrate open-mindedness, ability to keep confidential matters confidential, familiarity with the Code of ethics and state law & regulations, and receptiveness to instruction & training.
There are a limited number of seats available for the 2025 Professional Standards Committee. If you wish to be considered for the 2025 Professional Standards Committee, please review the responsibilities and commitments found here before completing the request for appointment. Application deadline is October 18, 2024.

SRA: New Law, Act 93, Amends MCOCA |
|
|
|
Pennsylvania Gov. Josh Shapiro signed House Bill 1567 into law as Act 93 of 2024 on Oct. 2. The new law amends the Municipal Code and Ordinance Compliance Act (MCOCA) to address and clarify how municipalities may issue certain types of temporary occupancy permits for multi-family properties that are transferring ownership. The bill makes clear that municipalities have the power to issue a temporary use certificate even for multi-family properties where tenants are currently in place. Act 93 also clarifies that both municipalities and municipal authorities must abide by MCOCA when implementing use and occupancy permit and inspections programs. This legislation was a key priority for the Pennsylvania Association of Realtors (PAR) during the 2023-2024 legislative session. The bill, which was introduced by state Rep. Steven Malagari (D-53), of Montgomery County, passed the Pennsylvania Senate in mid-September, after previously passing the Pennsylvania House at the end of 2023.
