We have also received calls from homeowners in various parts of the neighborhood sharing that fresh bear scat was observed near their homes. As a reminder, bears are active in the area and it is important to stay bear aware. Bears can be attracted to the neighborhood by trash being left out overnight, bird feeders, pet food, barbeque grills, fruit and compost.

Green Tip | Dogs and Heat |

Your dog’s lifestyle is very different from their wild ancestors who lived outdoors year-round. Before domestication, dogs had tougher paw pads, less body fat, and were able to gradually adjust to warmer temperatures throughout the spring and summer. Because our modern pups live alongside us in climate-controlled environments, it’s important to be aware of how high temperatures can affect your dog before exercising outdoors on a hot day. Always try to walk your dog in the early morning or the evening to avoid the midday sun. Keep your walks shorter and be sure you have water for them. Also consider the ground temperature. Asphalt and concrete, on a sunny day, can be as much as 50% hotter than the air temperature. Check if the pavement is too hot for your dog by placing your hand on the pavement for 10 seconds. If it's too hot for you, it's too hot for your dog's paws. Instead consider a shady spot in the grass or maybe a dog park. Let's keep Fido safe this summer.

The vote on the proposed special assessment has concluded and the majority of the community has voted in favor of the initiative.
Vote results:

- Total number of lots/units who cast a vote: 383 (69% of all voters)

Number of "Yes" votes: 251 (66% of those who cast a vote)
- Number of "No" votes: 132 (34% of those who cast a vote)
- Number of lots/units who did not cast a vote: 169

In order to pass, we needed a simple majority of “Yes” votes, with at least 60% of all properties participating (to meet a quorum). We have exceeded the quorum threshold with 69% of all properties participating in the vote. 66% of voters authorized the special assessment, representing a majority. As a result, the special assessment is hereby authorized.
The approved special assessment amount is $5,500 per lot or unit. Please note that the collection of this assessment is being carried out through a separate invoice, which has been sent to your email on record with the HOA. The invoice will come to you directly from RVR's QuickBooks account. The invoice has information regarding payment details inclusive of auto-pay options. You have the option to make either a partial payment (1/2 of the assessment) or a full payment on or before October 1, 2024. If you are splitting up the payment, the second half of the amount owed is due on or before August 1, 2025. However, we want to emphasize that you are free to make the payment at any time that is convenient for you before the due date.
