RVR Community Ratifies 2023 Budget
At Wednesday’s monthly meeting, the RVR Master Association Board announced the community has formally ratified the 2023 budget.
Following the Board’s unanimous approval of the budget at the November Board Meeting, homeowners had the next step — voting on the budget as part of the ratification process. According to our governing documents, two-thirds of RVR’s 552 property owners (368) would have to vote no to reject the budget; if that didn’t happen, the budget is automatically ratified. Of the 129 homeowners who voted on the budget ratification, 100 were in favor of the budget, while 27 opposed it and two homeowners abstained. That means the budget is ratified, and goes into effect on January 1, 2023.
RVR Property Owners who mail their payment will be receiving notification from our Accounting Department over the next week about what their monthly dues will be, starting in January. Those owners who are on auto-pay will automatically have their payment adjusted. If you want to see what your dues will be next year, click here to view the “Dues by Neighborhood Matrix."
Holiday Hours 
To give our hard-working team time with their families during the holiday season, we will be closed Christmas Eve, Christmas day and New Years day. Be sure to mark your calendar for upcoming Ranch House Holiday Hours.

Parking in RVR 
As a kind reminder, the Town of Carbondale has an ordinance restricting parking on the street for more than 72 hoursPlease be mindful when choosing an on street parking location for your vehicle and when possible, avoid parking directly in front of your neighbor's home.
Front Desk Opening
The Ranch House is looking for part time help at the Front Desk. Many of you know qualified people in the valley, please share this invitation to those you feel are best suited to fill our position. Meeting Minutes
Do you know you can view past Board Meeting Minutes on the RVR website? The RVR Executive Board approves the previous month's minutes at their monthly meeting, they are then posted to the website. Click here to read the approved minutes for November.
Holiday Mail
During the busy holiday season we ask that you practice good postal etiquette and check your mailbox regularly. There is limited space in each box and with the holidays, many residents will be receiving catalogs, packages and other bulk mail. If your box is full, the post office may have to return your mail to the sender.
Remember that if you are heading out of town, you should put your USPS Mail Delivery on hold. You can do so on the USPS website here. Members can also sign up for informed delivery by USPS. This allows you to see photos of your mail prior to its arrival for free! Click here for more information.
If you are interested in unsubscribing to all the junk mail you receive, you can visit the DMAchoice website for more information on how you can control what goes in your mailbox.
Snow Removal
With all the great snow we have received, we want to remind the community about snow removal protocols in RVR. The streets and public bike paths throughout River Valley Ranch are maintained by the Town of Carbondale. For information about the Town of Carbondale Snow and Ice Control Guidelines, click here.
For those of you who live in The Settlement or Old Town, River Valley Ranch contracts with Aspen Grove to provide snow plowing services. Below are the thresholds that will trigger service in those neighborhoods:
  • Old Town—to be plowed at 2” of accumulation
  • Settlement—1/2” of snow triggers only north facing driveways to be plowed; 3/4” triggers all driveways in Settlement to be plowed.

    For residents of the Boundary, the Twenty Four and Crystal Bluffs, please contact your Board of Directors or property manager should you have any questions. 


    *An important reminder: Please use caution and have patience around snow removal vehicles given their limited visibility.
Pool & Hot Tub Trespassing
There has been unauthorized late night use of the Ranch House pool and hot tub in recent weeks. For those who attempt to take a dip after hours, remember, the pool and hot tub area are under video surveillance and we are keeping an eye out for any future trespassing. 
If homeowners happen to witness this prohibited activity, please do not hesitate to call the Carbondale PD.

Are you planning to add a furry friend to your family this holiday season? Please consider adopting a pet from one of our local animal shelters. Adopting a pet is the ultimate in recycling! Getting a shelter pet also allows you to consider breed, age, personality, and exercise needs of your new family member. Not only can you get your pet, but these shelters have collars, leashes, and toys available, rather than buying new items. And if you have pet supplies you no longer need, please think about donating them to a local shelter. They will be very thankful.
