New FOREWARN Safety Features at No Additional Cost |
|

FOREWARN recently introduced several new enhancements designed to further strengthen agent safety and provide additional value to members. One of the most notable updates is the new Household Risk feature, which expands safety insights beyond the individual an agent has been communicating with. This capability allows agents to view potential risk indicators—such as violent criminal history or sex offender status—associated with other individuals residing in the household where a showing or meeting may occur. By broadening the safety assessment to include others connected to the property, the feature provides a deeper layer of pre-engagement intelligence to help agents make more informed decisions before meeting in person.
FOREWARN is also introducing new community-powered safety tools that allow agents to flag suspicious or concerning interactions tied to a phone number. When one agent identifies an interaction that raises concern, that information can be temporarily tagged so other agents who search the same number can see the caution indicator and proceed accordingly. This feature is coming soon. Additionally, FOREWARN has announced a partnership with IDI, a data and analytics company within the same parent organization, to provide members with complimentary access to a real estate marketing solution featuring predictive analytics. These updates aim to expand the platform’s value while maintaining its core focus on helping agents stay safe before face-to-face interactions.

With agent safety always a priority, I wanted to share with you the next set of FOREWARN trainings to help agents get the most out of the app.
The next FOREWARN trainings are May 12 at 10 am and May 28 at 2 pm. Join their team as they demonstrate how to best utilize FOREWARN, share insider tips and tricks, and host a live Q&A session.

Last Chance to Submit Applications For the 2026 Leadership Development Program |
Tri-County Suburban REALTORS® is now accepting applications for the 2026 Leadership Development Program (LDP), an initiative designed to cultivate the next generation of real estate leaders. This immersive experience provides REALTOR® members with the tools, training, and confidence to take on influential roles within the industry and their community.
Throughout June and July, participants will engage in specialized in-person workshops at the Association office in Malvern, led by industry experts. The curriculum covers essential leadership skills, including strategies for overcoming workplace challenges, the role of emotional intelligence in effective leadership, the impact of diversity and inclusion, mastering negotiation techniques in today’s evolving market, and developing dynamic public speaking skills. Exact dates for each session in the curriculum can be found on the application.
Upon completing all five sessions, participants will present to Association leadership and past LDP graduates, showcasing their growth and insights.
Graduates will be honored at the Annual Membership Meeting, held in October, where they will receive awards and a certificate to the Association of REALTORS® School to further support their professional development & education.

32 Days Remain Until the Deadline for PA Real Estate License Renewal
|
|
|
|
Real estate agents can now renew their real estate licenses through the Pennsylvania Licensing System (PALS). The Pennsylvania State Real Estate Commission has emailed licensees to notify them that renewals are being accepted and must be completed by Sunday, May 31, 2026.
All licensees must complete the 14-hour CE requirements PRIOR to renewing their license. CE requirements are different depending on when your license was issued. Those who do not have copies of their transcripts should contact the schools where they took their courses. Transcripts for courses taken through The Association of REALTORS® School are available in member's Secure Member Portal. Please note, proof of transcripts are no longer required as part of the license renewal process and are not submitted or uploaded into the system.

*Important Waiver Period Notice for New Licensees
|
Licenses issued between March 1, 2026 - May 31, 2026 automatically come with a 2028 expiration date, meaning the license is valid through the next renewal cycle. This is referred to as a "Waiver Period."
Licensees who receive their real estate license during the “Waiver Period” are not required to complete continuing education, and do not need to pay for or submit a license renewal application during this cycle.
We encourage all members to log into their Pennsylvania Licensing System account to confirm the expiration date on their license(s).

Renewals must be completed online by Sunday, May 31. If an agent misses the May 31 deadline, the State Rea Estate Commission considers the license expired, and real estate practice must immediately cease or be subject to possible discipline.
Do not wait until the last minute to renew. Tri-County Suburban REALTORS® is staffed through Friday, May 29, until 4:30pm for questions regarding renewal. The State Real Estate Commission will not be available for questions on Sunday, May 31.

Hundreds of commercial real estate professionals gathered for an energizing day of education, networking, and continuing education at the 2026 Philadelphia Regional Commercial Real Estate Education Summit, hosted by Tri-County Suburban REALTORS® Commercial Chapter, CCIM - PA/NJ/DE Chapter & The Chester County Commercial Industrial Investment Council (CII).
Attendees were treated to a catered lunch from Crocodile Catering while engaging with two standout industry leaders — Mark Purcell and Dr. Peter Linneman — who delivered real-world, market-driven insight, designed to help professionals navigate and grow in commercial real estate while earning CE credits.
The energy in the room was high, with attendees highlighting the value of blending real-world expertise with actionable strategy.

PAR: Single-Family Permits Declined at Start of 2026 |

In January of this year, single-family permits were down year over year, according to the National Association of Home Builders.
Over that month, 62,034 single-family permits were issued, accounting for a 15.2% decline compared to January 2025 (73,115 permits).
In the Northeast specifically, single-family permits showed a 20.1% decrease – the largest of all four regions. Pennsylvania’s single-family permits declined by 19.9%, which was a more significant decrease than all of its neighboring states except for Maryland (-38.2%).
In comparison, multifamily permits stayed steady nationwide, decreasing only 0.5% YOY. However, in the Northeast, they saw a 39.4% increase – again, the largest change of all four U.S. regions. Pennsylvania alone had a 49.8% increase in multifamily permits from January 2025 to January 2026.

SRA: Data Center Application Filed for Former Publicker Distillery in Limerick

A formal application has been filed to build a massive, 1.7-million-square-foot data center on the former Publicker Distillery site in the Linfield section of Limerick Township. The project, proposed by Limerick Town Center LLC of Madison, Connecticut, calls for eight two-story buildings up to 120 feet tall spread across nearly 192 acres at 1301 Main St., with PECO providing electricity via a planned mile-long, 67-megawatt power line strung over the Schuylkill River. The application brings to five the number of active data center proposals within 44 miles of each other in the region, with three of the five regional proposals — including the Linfield proposal — sitting within 10 miles of each other on either side of the Schuylkill. The placement is fueling concerns about cumulative impacts on power, water, noise and air quality, with one activist warning the area could become a "sacrifice zone." The project will follow the same conditional use approval process as a similar, 1.4-million-square-foot data center proposed nearby, with final say resting with Limerick Township's elected board of supervisors under data center-specific zoning adopted in 2024.
