Giving back is at the heart of the REALTOR® profession. According to the National Association of REALTORS®, REALTORS® volunteer at more than twice the rate of the typical American, with nearly 7 in 10 members volunteering every month to strengthen the communities they serve.
Annually, Tri-County Suburban REALTORS® honors members who exemplify a commitment to community service through the "Making a Difference" Community Service Awards. The program's objective is to recognize active REALTORS® who are making an extraordinary difference in their community through volunteering.
This fall, Association leadership will select multiple winners to receive grants ranging from $1,000 to $10,000 for the charity of their choice. The first, second, and third place winners will also be recognized at the Association’s largest and most anticipated event of the year—the 2026 Annual Membership Meeting on October 21st, 2026.
Please note that REALTOR® members may either self-nominate or be nominated by another individual. To be considered, a completed Community Service Awards application must be submitted via email to ldavis@tcsr.realtor by September 30, 2026.

Last year, REALTOR® Tina Guerrieri was recognized as a Tri-County Suburban REALTORS® "Making a Difference" Community Service Award Grand Prize Winner for her outstanding work with Miko's Place, receiving a $10,000 grant for the organization. Guerrieri is the Founder and Vice President of the organization.
Miko's Place's mission is to empower survivors of domestic violence, including a focus on minorities & underrepresented communities, to break the cycle and rebuild their lives by providing counseling, advocacy, refuge, and education when it is needed the most. Through counseling, advocacy, emergency refuge, and educational resources, the organization provides critical support when it is needed most, helping survivors find safety, healing, and hope for a brighter future.

Miko's Place helped over 22 survivors in 2025, and raised nearly $200,000. The organization now offers services in 21 different languages, and provides unique therapies such as equine assisted therapy, EMDR, somatic, trauma , and talk therapy.

A new Bright MLS survey finds homebuyers are balancing the opportunities AI offers with the continued desire for trusted, human expertise.
Key Findings

Homebuyers place a high value on broad access to listing information, with the vast majority saying it’s important that everyone can access information about all homes for sale.
- Real estate agents are the most reliable source for accurate information on homes for sale; AI is the least trustworthy source.
- Buyers are more comfortable using AI for lower-risk tasks like property search and financial calculations.

Trust in AI drops significantly when decisions involve negotiation, legal documents, or financial risk, where buyers prefer working with a human agent.
- Younger homebuyers are less trusting overall, and are particularly skeptical of the credibility of AI.

Access to information is critical to homebuyers
Prospective homebuyers were asked what they valued most when starting their home search process, and having access to complete and accurate information about homes available for sale was paramount. Knowing they can see accurate property details, photos, and histories (54.1%) and maintaining comprehensive visibility to 100% of available online inventory (50.7%) were the top two responses.
Survey respondents placed a high value on equal access for all homebuyers to information about homes available for sale. More than 8 out of 10 prospective homebuyers (81.6%) say it is somewhat or very important that everyone can access information about all homes available for sale.

SRA: Judge reverses township denial of luxury homes on hundreds of acres in Willistown

A Chester County judge has reversed Willistown Township's 2024 denial of a preliminary plan by developer Rock Hill Farm Acquisition LLC to build up to 22 luxury homes on the 246-acre Rock Hill Farm, ruling that the township erred in applying its open space conservation district overlay to the property's rural zoning district, since "residential district" isn't a designated zoning classification within the township. The ruling gives developer J. Brian O'Neill, who bought the land for $25.4 million, the green light to submit final plans, while Willistown's supervisors say they plan to explore an appeal. The grassroots "Save Rock Hill Farm" campaign—which has long fought to preserve the land as public open space—is urging residents to push the township to appeal.
