Disclosing the Existence of Accepted Offers is Not Negotiable

| When a buyer and seller have fully executed an Agreement of Sale the offer is considered accepted. There may be contingencies which could affect the future of the Agreement, but that does not change the fact that the offer is, by definition, accepted. According to the REALTOR Code of Ethics, the existence of that accepted offer must be disclosed to any broker seeking cooperation. (Standard of Practice 3-6) Futhermore the TREND MLS Rules and Regulations also require that the status of the listing in the MLS be updated to reflect the accepted offer. These obligations are not negotiable between the brokers, or by any agreement of the buyer, seller or third party to the agreement. When explaining the benefits of the MLS to sellers, be sure that they understand the non-negotiable rules that come with that benefit. There are TREND MLS status options that provide opportunites for sellers who wish to continue marketing a property after an accepted offer has been reached.
The seller or others may argue that it's not in the seller's best interest, or "not fair" to the seller, to change the status. The Code of Ethics replaced "fairness" with "honesty" over a decade ago. The MLS rules and the Code of Ethics attempt to balance what is in the best interest of all parties - sellers, buyers and brokers. It's admittedly not an easy task.

Suburban West Recognized for RPAC Fundraising Achievements

| Local REALTOR Associations' 2014 fundraising efforts for the REALTORS Political Action Committee (RPAC) were celebrated during the RPAC Awards Luncheon held this week at the PAR Business Meetings in Harrisburg. Special recognition was given to the Associations that raised the most dollars during the 2014 fundraising year. We are proud to announce that Suburban West REALTORS Association won first place for the highest membership participation in the extra-large board category! SWRA was also recognized for raising the second highest amount per capita in the extra-large board category. REALTOR support of RPAC is essential to the political success and ongoing challenges faced by PAR and NAR. | Currently, the U.S. Federal Aviation Administration (FAA) prohibits the use of Unmanned Aerial Vehicles (UVAs) for any commercial purpose, except on a case-by-case basis where the FAA has granted the user a certificate of airworthiness. Given the current FAA prohibtion, the National Association of REALTORS recommends that its members not utilize this technology for any purpose related to selling property.

Broker Licensing Returns! Three Core Broker Classes Offered This Winter

| Get a jump on earning your broker's license this winter. The Association of REALTORS School will be offering three broker classes that provide core credits for the PA Broker License and high level information to help your business.- Real Estate Office Management (six-day course beginning February 2nd) will provide students with the tools needed to establish and manage a successful real estate brokerage. Both the practical and legal areas of office management will be covered.
- Real Estate Sales (five-day course beginning February 27th) will cover issues such as: law, agency, cooperation, prospecting, listing advertising and marketing, qualifying, negotiating, financing and much more.
- Valuation of Residential Property (four-day course beginning March 10th) will cover the principles and practices of real estate appraisal including: residential real estate markets, neighborhood analysis, improvement analysis, principles of value and more.

Marple Townships is Targeting Abandoned Properties

| An increase in the number of vacant and abandoned properties throughout Marple Township has resulted in a decision by the commissioners to require the registration of such parcels. The action will allow the township to monitor the location and number of the vacant properties and assess the effect of nearby neighborhoods and businesses. Once a building has been vacant for more than 30 days, the owner must file a notarized form including the street address and parcel number, names and addresses of all owners and other pertinent information.
