Suburban West Honored With the Delaware County Prevention Partnership Award
Over the past few years, Suburban West has run a campaign to alert REALTORS about the issue of prescription drug theft at properties that are for sale. This effort was initiated to assist an important drive in Delaware County to shed light on a growing heroin addiction problem in the county and its destructive effects to individuals and the community.
Last week the Suburban West REALTORS Association was honored as one of the recipients of Delaware county's Prevention Partnership Award, which recognizes members in the community who have worked to help diminish drug and alcohol abuse and misuse. Recipients of the award were selected on behalf of the Delaware County Heroin Task Force, Delaware County Council, District Attorney Jack Whelan and the Partners for Success Coalition. Suburban West Chairman Leann Murphy, Designated REALTOR Ray McKinney and Suburban West CEO Anne Marie Matteo accepted the award on behalf of the Association.
As a part of our efforts to educate all of our REALTOR members in Chester and Delaware counties and the Main Line on this important issue, Suburban West has developed resources including client materials and FAQ that members can access as part of our Safety Resource section of the website. Additionally, the three counties in Suburban West's primary membership area all have launched prescription drug disposal programs, outlined in their respective brochures/flyers: Chester County, Delaware County and Montgomery County.

Important Supra Billing and Renewal Information for ActiveKey Holders
Please note that if you are an ActiveKey holder, your invoice of $192.58 with tax (not including insurance) is due by Saturday, May 21st covering the lease period from May 21st, 2016 - May 20th, 2017. See below for the following options:
  • To submit payment to renew your ActiveKey lease, please call Supra directly at 877-699-6787 and select Option #2 for the billing department. ActiveKey users can also log onto their online Supra account to submit their payment or mail a check with their payment stub to SUPRA, PO BOX 504528, St. Louis, MO 63150.
  • If it is your intent to discontinue the use of the ActiveKey, Supra requires you to return the ActiveKey and wall charger by Friday, May 20th to the Association office in Malvern. Please be aware that Supra will turn off the ActiveKey and will charge the ActiveKey holder a monthly fee for every month outstanding if the product is not returned by the deadline.
  • ActiveKey holders also have the option of upgrading to the convenient eKey service by May 20th. The eKey service allows users to access the BlueTooth iBoxes through the use of their smartphone, no longer having to lease the ActiveKey product. The ActiveKey must be returned first in order to upgrade to the eKey service; Monday-Friday 8:00am-4:00pm.
If you currently utilize the eKey service to open the iBoxes, service fees are billed monthly and you do not have to review a yearly lease. For Supra questions, please contact John Barbone or Tina Lavelle.
Reminder: Leadership Development Program Application Due by Friday, May 6th

Engaging in the Fair Housing Conversation With Clients
This Association Tip has been provided by SWRA Staff Paula Tansey
REALTORS and related housing professionals such as mortgage and insurance, hold the keys to housing opportunities and as a result are the most frequently tested for fair housing compliance. As this article from NAR's REALTOR Magazine suggests, sometimes it is the client who needs an education.
A proactive approach to fair housing will keep you and your clients on the right side of the equal opportunity in housing effort. Paragraph 15 of the Buyer (Tenant) Agency Contract (BAC) and Paragraph 18 of both the Listing (Seller Agency) Contract (XLS) and the Listing Contact for Rent (XLR) provide an opportunity to engage prospective clients in the fair housing discussion. Taking the time early in the relationship to explain the obligation of both agent and client will go a long way toward a successful and compliant relationship and transaction.
To assist its members in managing compliance in fair housing, SWRA created the 2.5 hour course, Passing the Fair Housing Test. This free, required class must be completed by December 31st, 2016. New sessions through June have just been added to our calendar. Register today to reserve your seat in this required class.

PAR 2017 Committee Selection Process Now Open
The 2017 Pennsylvania Association of REALTORS (PAR) Committee process is now open. Members can access details on what committees are available with their description through this link and can click here for the application. If you are currently serving on a committee, you may not be automatically reappointed to the same committee every year and may need to re-submit a request to serve. Members with a continuing term do not need to re-submit a request. If you are unsure if you have a continuing term on a committee contact Kim Smith for assistance. The deadline for submitting requests is Friday, June 3rd.

Final Dates Posted for Required Two-Day Continuing Ed Course for First-Time Renewal Agents
The Association of REALTORS School has posted the final dates for the required course for first-time renewal licensees, Real World Real Estate. For the current 14-16 real estate license renewal period, this requirement applies to anyone who received their license on or after December 1st, 2013 through November 30th, 2015.
The two-day course Real World Real Estate (May 20th & 23rd) is designed to provide students with a high level of knowledge and understanding regarding key areas of real estate practice including:
  • agency relationship, relationship agreements and duties of licensees
  • seller and buyer estimate of closing costs and final closing disclosure
  • title reports and the common issues affecting a transaction
  • agreement of sale and its related addenda

C/I Exchange: Commercial Appraising
The free commercial- topic driven monthly seminar, Commercial/Investment Marketing Exchange, is intended to help our REALTOR members learn and discuss the commercial side of the business with industry experts.
The C/I Exchange will meet on Friday, May 13th (8:30am-10:00am) at the Association office in Malvern. This month's topic is "Commercial Appraising" by Bill Schoenhut, MAI, Appraiser and REALTOR member. Registration is not required, but please email Steve Farace if you would like to be notified of future commercial-topic presentations.

Honey Brook Township Plumbing Inspection Certification Required
The Northwestern Chester Municipal Authority (NCCMA) is requiring a plumbing inspection certification for some properties within Honey Brook Township. This requirement calls for a certification from a plumber to ensure that the sump pump, floor drains, foundation drains, downspouts, sewer vents and stand pipes are in good working order. Sump pumps, floor drains, foundation drains and downspouts should not be connected to the sanity sewer. Only property numbers with parcel numbers starting with 22 will need to have the plumbing inspection certification. Find the plumbing inspection form here.

All Pennsylvania real estate licensees must complete 14 hours of mandatory continuing education and renew their license by May 31st, 2016. If you are still needing to complete continuing education please click here for our school calendar or here for online courses. Once the 14 hours are complete, licensees can click here to renew their license online. Here is some important renewal information and tips to make the process a smooth one for you.
