Save the Date! 2020 Joint Annual Meeting Will be Held Virtually on October 22nd

The Suburban West and the Montgomery County Association of Realtors® are excited to announce that they will welcome Gerry Sandusky, motivational speaker and radio play-by-play broadcaster for the Baltimore Ravens as this year's Virtual Joint Membership Meeting keynote speaker!
In addition to Gerry's presentation "Probortunity Thinking" - The Mindset of Seeing Problems as Opportunities, the virtual event will also feature:
* An Association update with SWRA Chairman Kit Anstey and additional leadership
* Recognition of our Leadership Development Program graduates
* Recognition of the "Making a Difference" Community Service Award winners
The joint event will be held virtually on October 22nd via Zoom. Registration will become available in the next few weeks!

Local Market Statistics Reports Now Include All Montgomery County Districts

Suburban West continues to help members communicate the latest real estate market conditions in the area with a set of Monthly Residential Market Reports for area school districts and counties. The Association is excited to announce that these monthly reports will now cover all districts in Montgomery County, as well as all districts in Chester, Delaware and Philadelphia counties. Select districts in Berks County are available too.

Know How to Use the Price Escalation Addendum

In 2008, the Pennsylvania Association of Realtors® released the Price Escalation Addendum (Form PEA) standard form. As the Guidelines for Preparation and Use for all standard forms advise, the standard forms are “for use in a wide variety of transactions and market areas. To provide maximum flexibility to the parties, many provisions contain blank spaces that can be filled in as appropriate.” It is critical for Realtors® to know and understand when and how to use the form whether you represent the buyer or the seller.

Commercial Bootcamp Returns This October in Multiple Formats

The Commercial Real Estate Bootcamp is designed for PA real estate licensees interested in learning more about the basics of a commercial real estate based practice. The seminars will be led by experienced commercial practitioners and will be held in both an in-person and virtual format. Attendees will gain the most benefit by attending all four sessions but each is designed to stand alone as well:

Montco Experienced 15-Year New Housing High in 2019

According to an annual analysis from the Montgomery County Planning Commission, more housing was built in the county in 2019 than at any time in the past 15 years. About 2,900 new housing units were constructed in 2019 — adding about $356 million to the county’s tax base. Multi-family units were the largest number of units constructed for the second year in a row. Nearly half of all new units were constructed in five municipalities: Upper Moreland (522); Upper Merion (310); East Norriton (261); Lower Merion (244); and Lansdale (221).
Growth in new units is heaviest in the eastern end of the county, where there are “numerous centers of employment, entertainment and retail within these areas that have attracted new residents seeking diverse housing options,” according to the report. Age-restricted housing is driving growth in the western portion of the county, but millennials are also focusing on the area for affordability. Click here for the full report.
