Tri-County Suburban REALTORS® continues to help members communicate the latest real estate market conditions with a set of Monthly Residential Market Statistics for area counties and their respective school districts. Note that these monthly statistics cover all school districts in Chester, Delaware, and Montgomery counties. Philadelphia, and select Berks County & New Castle County school districts are also available.
The reports are updated between the 10th and the 12th of the month for the previous month’s statistics. If you have questions or requests, please contact Tri-County Suburban REALTORS® Director of Marketing and Communications, Lauren Davis.
Starting in 2026, Tri-County Suburban has expanded our reporting to now include Attached/Townhouse data in each. Local Market Insight Report in addition to Detached and Attached home types. This will provide members with a more complete and accurate view of the market. As buyer demand, affordability considerations, and housing inventory continue to evolve, Attached/Townhouse properties represent a growing segment of the market. Incorporating this data offers a clearer picture of pricing trends, inventory levels, and sales activity across all residential property types, ensuring our members have the most comprehensive insights possible to guide client conversations. You'll find this data on the 5th page of each Local Market Insight Report for each county, and school district.
An assortment of reports is also available to Bright MLS subscribers at BrightMLS.com such as a monthly Market Report, and a Marketing ToolKit to coincide. The Philadelphia Metro March 2026 Housing Market Report will also offer monthly market data in that region with infographics, charts, and more. Tri-County's major counties (Chester, Delaware, and Montgomery) are included in this report. For more detailed report, once logged into Bright MLS, click the "Market" tab and choose the "Market Statistics Report" button in the drop-down menu to access various reports.
| Your Vote, Your Voice - Preparing for Pennsylvania’s Primary |
REALTORS® play an important role in advocating for property rights, fair housing, and strong communities—issues that are often shaped by public policy. One of the most effective ways to have a voice in those decisions is by ensuring you are registered and prepared to vote.
Pennsylvania’s primary election is scheduled for May 19, 2026. Now is a good time to confirm that your voter registration is active and that your information such as your name, address, and party affiliation, is accurate and up to date.
You can check your registration status at:
https://www.pavoterservices.pa.gov/pages/VoterRegistrationApplication.aspx
If you need to register to vote or update your information, you can do so online through the Commonwealth of Pennsylvania’s voter services portal.
Keep in mind that Pennsylvania’s primary elections are closed primaries, meaning only voters registered as Democrats or Republicans may vote for their party’s nominees. However, all registered voters may participate if there are ballot questions, constitutional amendments, or special elections in their district.
The deadline to register, update your voter information, or change your party affiliation before the primary is Monday, May 4, 2026.
Whether you plan to vote by mail or in person on Election Day, you can contact your county board of elections for ballot information and additional guidance. Note that May 12, 2026 is the last day to apply for a mail-in or absentee ballot.

Hear From Past Graduates of the Leadership Development Program, Applications Due by 4/30 |

Tri-County Suburban REALTORS® is now accepting applications for the 2026 Leadership Development Program (LDP), an initiative designed to cultivate the next generation of real estate leaders. This immersive experience provides REALTOR® members with the tools, training, and confidence to take on influential roles within the industry and their community.
Throughout June and July, participants will engage in specialized in-person workshops at the Association office in Malvern, led by industry experts. The curriculum covers essential leadership skills, including strategies for overcoming workplace challenges, the role of emotional intelligence in effective leadership, the impact of diversity and inclusion, mastering negotiation techniques in today’s evolving market, and developing dynamic public speaking skills. Exact dates for each session in the curriculum can be found on the application.
Upon completing all five sessions, participants will present to Association leadership and past LDP graduates, showcasing their growth and insights.
Graduates will be honored at the Annual Membership Meeting, held in October, where they will receive awards and a certificate to the Association of REALTORS® School to further support their professional development & education.

PAR: 6 Types of Home Additions and Their Considerations |

“For many homeowners, the need for more space arrives long before the desire to move,” says Jon Grishpul, co-CEO of GreatBuildz. “Home additions have become one of the most practical ways to gain space, improve comfort and increase property value without starting over in a new location.”
Here are six types of home additions and accompanying considerations to make.
But first: Wet vs. Dry Additions
“One of the most important distinctions in home additions is whether a project is considered a dry addition or a wet addition,” Grishpul notes. “Dry additions include spaces such as bedrooms, living rooms, offices or sunrooms that do not require plumbing. These additions are generally less expensive, because they avoid water lines, drains and complex waterproofing requirements.”
“Wet additions include kitchens, bathrooms and laundry rooms, which add cost due to plumbing work, additional permits and stricter building code requirements. Knowing which category your project falls into is one of the most reliable ways to estimate overall expense early in the planning process.”

SRA: Ridley Township U&O Requirement Raises Concerns Among REALTORS® |

The Suburban Realtors Alliance recently received a complaint regarding Ridley Township’s use and occupancy application, which includes language requiring sidewalks, curbs and driveway aprons to be completed before a certificate of occupancy is issued, a provision the Alliance says conflicts with Pennsylvania law. The Alliance noted it has received similar reports from Realtors dating back to 2017 and frequently informs municipalities that the Municipal Code and Ordinance Compliance Act (MCOCA) prohibits local governments from requiring repairs to interior or exterior property conditions identified during inspections as a condition of issuing a use and occupancy certificate.
